Location

East Pennard is a magical hamlet in a rural location between Castle Cary and Glastonbury. The hamlet has the magnificent Grade 11 listed Pennard House at it’s heart. The Gardens would originally have been workers cottages for the Estate and they are located below the house, beside All Staints’ church. As the hamlet is in a conservation area the historic integrity and intrinsic quality of the environment has remained unchanged and will remain so. There is no denying this is a unique opportunity and environment. Castle Cary and its mainline station is only 4 miles away and Glastonbury, Bruton and other centres are within 10 miles so supermarkets, schools and other facilities are very close by.

Description

An attractive cottage which has been thoughtfully extended to create a very comfortable and flexible home. The setting is idyllic and the views from the cottage are magical. The accommodation is versatile with a downstairs shower room which would enable one of the rooms downstairs be become a bedroom if required. Where possible, original features such as flagstone floors have been preserved and enhanced. Any new additions have been sympathetic and in keeping. The current owners have replaced the Crittall windows with a modern, approved, double glazed crittall design. This lovely house is well worth a visit, and it would be a perfect bolthole, lock-up-and-leave or holiday let. The setting is wonderfully secure and truly unique.

Accommodation

A recently added, generous entrance porch welcomes you and provides space for coats and boots. This attractive space has plenty of natural light with windows and a rooflight. The original timber external door opens to the hallway, which like most of the ground floor, has flagstones. Next to this is the study which has an internal window into the kitchen. Opposite is the shower room and w.c..

*

The stylish fitted kitchen has integrated appliances including a large induction hob, extractor, eyelevel double oven and dishwasher. There is space for a washing machine and fridge/freezer. A kitchen island provides plenty of worksurface for preparation and additional storage. This is a very bright and appealing room with windows overlooking farmland to the rear, a roof light and glazed door to the side terrace. There is plenty of space for a table and chairs. Upstairs there are three bedrooms and a family bathroom along with an airing cupboard which houses the water cylinder.

Outside

The recently constructed studio is a fabulous addition with a large glass bifold door, enormous windows and heating, perfect as a home office. There are 3 distinctive areas of garden. A block paved terrace to the front of the house which has raised beds and a gravel area. To the side there is an enclosed terrace, with woodsheds and a timber gate to the rear. In front of the property there is also an area of kitchen garden which has been developed over the years to provide an easy and well organised space for growing fruit and vegetables. About the area

East Pennard is a small, quiet hamlet between Wells, Glastonbury and Castle Cary. Wells is the smallest city in England (population 10,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills. There is a central marketplace (local markets twice a week), many medieval buildings including the Cathedral and moated Bishops Palace, a small but busy local shopping centre and a broad range of societies and activities.

**

Glastonbury's past and its present are linked with its dominant landmark, the Tor. It’s been a religious centre from the times of legends. A Celtic monastery evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and is now a thriving market town and a major tourist venue. Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey. Castle Cary is another delightful and historic town which lies to the east, and which has a main line train station to London. There are facilities and amenities in the surrounding towns to suit most needs and excellent state and independent schools including Strode College, Millfield, Wells, Cathedral, Hazelgrove, All Hallows, Downside, Sherborne and the Bruton schools.
