About the area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the City. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, All Hallows, Wells Blue School, Strode College, Wells Cathedral School, Downside and Millfield School.
Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.
25 New Street was built circa. 1730, is listed and has been redecorated throughout to create a fine home, perfectly complemented by the walled garden of approx. ¼ acre.
From the garage and parking area a path leads along the garden to the rear porch. The kitchen adjacent has pine wall and base units, a gas hob, grill & oven, 1 ½ bowl sink, dishwasher and a pantry cupboard. Along with all 4 bedrooms and the reception rooms, the kitchen has a splendid outlook to the garden in a south westerly direction. There’s also space for a breakfast table.
The dining room next to the kitchen is a delightful with parquet flooring and a beautiful sweeping bay window looking onto the garden. A serving hatch also connects the kitchen with the dining room. A hallway links the dining room with the sitting room and snug. Accessed from the hallway also is the front door.
The sitting room has a bay window and cast iron fireplace, as well as double glass doors opening into the snug which itself has French doors to a private seating terrace. There’s also a sash window with window seat and a storage cupboard beneath the stairs.
The utility which is integral to the garage and a shower room/w/c are also on the ground floor.
Upstairs a corridor runs along the north side of the house, from which all four bedrooms and the family bathroom are accessed. Three of the four bedrooms are double in size with the master enjoying an en-suite and built in wardrobes. The second bedroom also has built in wardrobes. At the end of the corridor is the family bathroom with bath, basin, w/c and bidet with an airing cupboard adjacent.
The garage as mentioned has the utility within, but also stairs rising to a large storage mezzanine above. Immediately outside the garage is a driveway providing ample room for two cars. The garden which runs along the entire rear of the house must be seen to be appreciated. Large areas are laid to lawn with carefully planted borders and mature trees providing beautiful points of interest. A wall runs around the perimeter and a wisteria climbs across the rear elevation. The current landlords have employed a gardener to keep this space looking as superb as it does.
