1 HILL VIEW, CASTLE CARY, BA7 7HG

A handsome Victorian property in the centre of Castle Cary with a stunning garden and generous parking. The recently refurbished accommodation includes an entrance hall, sitting room, living room, kitchen & dining room, utility, three double bedrooms and a bathroom. Outside there is a superb garden of an incredible size given the house’s proximity to the centre of town, parking and storage sheds.

About the area

Castle Cary, described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, lies in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance. On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south.

Accommodation

The accommodation is well presented throughout, with new double glazing throughout the house in keeping with the Victorian styling. There are light and airy rooms thanks to the bay windows, and southerly aspects and great potential is offered thanks to the property not being listed. The house is entered from a pathway that leads through the garden, into an entrance hall. The entrance hall has pretty encaustic floor tiles and a reception room on either side. The sitting room has a lovely marble fireplace and a dual aspect. On the other side of the hall is the living room which, like the sitting room, has a fireplace and a bay window. There is also wood panelling and a large storage cupboard beneath the stairs.

*

Leading through the living room is the kitchen & dining room. There is flagstone flooring and a further storage cupboard. There are fabulous newly fitted units with a gas range cooker and kitchen island plus silestone worktops. The utility leads outside and also has a cloakroom. Upstairs there is a wonderful master bedroom, enjoying a double aspect with views up to Lodge Hill across the garden and also a fireplace, built in wardrobe and basin. There further two bedrooms are both double in size with views and the larger of which having an airing cupboard and basin. The family bathroom has a bath with overhead shower, basin and w.c.

Outside

The gardens at number 1 are a delightful surprise on entering the property. Not only are they of a great size given the proximity to the centre of town, but also how well they are tended. There are a variety of flower beds, with flowering Rose’s and Dahlias, and lawned areas. There is a gated parking area with access out towards the footpath leading down to the High Street. There are also vegetable patches, a greenhouse and a garden shed.

Services

Gas central heating, mains drainage, electricity and water.
