Butleigh is without question one of the most popular villages in the area and with good reason. It has a village shop/post office, primary school, an excellent pub/restaurant and a vibrant community. Bartonstone House is well positioned in the village within easy walking distance of the amenities.

The house, believed to date back to the 1700s, has been improved and extended over the years and is now a very comfortable and appealing property. It combines the charm of an historic house with exposed beams, flagstones and fireplaces complemented by a contemporary kitchen and bathrooms, all supported by gas central heating. Most of the rooms enjoy a double aspect which flood the house with sunshine making it light and airy.

The front door opens into a hall with 3 steps down to the breakfast room and then the kitchen. To the right a wide open archway leads into the dining room. This is a welcoming room with polished floorboards, French doors to the garden and a door into the snug. This room has a staircase, flagstones and an impressive beamed ceiling. Both the dining room and snug have doors through into the sitting room. This is a comfortable 20 ft. plus room with exposed beams and an inglenook fireplace with a wood burning stove. The breakfast room (approached from the entrance hall) is another great living area with a tiled floor, a fireplace with a wood burning stove and an open archway into the kitchen. This has a triple aspect making it a very cheerful room. It’s well fitted with painted units, granite worksurfaces, a Belfast sink, a large range cooker and a door to the garden. Beyond the sitting room is a rear hall with a cloakroom and a well arranged and fitted utility room.

First Floor

There are two staircases leading to the first floor. The staircase from the snug leads to a landing serving 2 bedrooms, a bathroom and a generous master suite. This has a bedroom with fitted wardrobes and a luxurious bathroom with underfloor heated tiling, a large shower area, wc and twin hand basins. The staircase from the kitchen leads to a landing which serves a further two bedrooms and a bathroom.

The annexe

Close to the house is a detached annexe which includes a very comfortable and well arranged studio apartment. This has a bed sitting room with a kitchenette and a shower room. Next to the annexe is the attractive log cabin which is suited to a wide variety of uses.

The gardens

The gardens surrounding the house are well landscaped and maintained with lawns, shrubberies, good timber fencing, mature thick hedges and a large paved terrace next to the dining room. This enjoys the afternoon and evening sunshine and is ideal for relaxing and dining. There’s also ample parking space.

About the area

Butleigh is an historic village within easy reach of the surrounding towns and also Yeovil to the south and Bath and Bristol to the north. The A303 is just south and there is a main rail line station at Castle Cary (Paddington about 90 minutes). Street is the nearest town and is increasingly popular as a shopping centre. Practically as close is Glastonbury and its dominant landmark, the Tor. The Celtic monastery here evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and is now a small but thriving town and a major tourist venue. Street and Glastonbury are the homes of Millfield School and the Prep. Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000 with its marketplace surrounded by many medieval buildings including the Cathedral and moated Bishops Palace.

There are excellent state schools including the primary school in the village, St. Dunstan’s, Wells Blue School and Strode College. The independent sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. The surrounding and nearby countryside includes rolling farmland, wooded hills and the Mendip Hills (an area of outstanding natural beauty), all providing a wonderful habitat for wildlife and all remarkably accessible and available. Butleigh is a friendly and popular village with a population of around a thousand, a thriving general stores shop and post office, an active church, a very well regarded nursery and primary school, an excellent pub (good food) and various societies and organisations including a local cricket club. Within easy reach are many societies and clubs with a wide coverage of sporting and cultural activities.

Driving from Glastonbury enter the village and continue until the Rose & Portcullis pub is on the left. Bartonstone House is on the left hand side just before the junction.
