The Modern Method of Auction is a flexible, buyer friendly method of purchase. We do not require the purchaser to exchange contracts immediately but grant a maximum of 56 days to exchange and complete. Allowing the additional time to exchange on the property means interested parties can proceed with traditional residential finance. Upon close of a successful auction or if the vendor accepts an offer during the action, the buyer will be required to put down a non-refundable Reservation Fee of 4.2% including VAT, subject to a minimum of £6,000 including VAT which secures the transaction and takes the property off the market. Compton Bishop is one of the most attractive and little know village in this part of Somerset It’s just west of Axbridge nestling below Crooks Peak, designated an area of outstanding natural beauty (AONB) with a large acreage of woodland owned by the National Trust. Whilst being a quiet tucked away position it’s in easy each of Wedmore, Wells, Weston Super Mare and Bristol. Big Tree Close is a cul de sac and No. 17 is well sited with good lane frontage.

The house has been extended in recent years and is now very comfortable with good living space and plenty of bedrooms. It has the benefits of double glazing and gas central heating from LPG gas. Entrance is into a hall with space for coats, boots. A door opens to the dining room and through this room an archway opens into the kitchen. This has fitted units, worksurfaces, sink unit and space for dishwasher and fridge. There’s also a gas Rangecooker and extractor fan above. Next to the kitchen is the inner hall with a staircase and which leads through to the 17 ft. sitting room with a double aspect, flagstones, a large stone fireplace with a multi-fuel stove and double french doors to the south facing sunny garden.

From the dining room doors open to a family room which has a second staircase. Off the family room is a utility room with a sink unit and plenty of room for appliances. There are two staircases to the first floor. The main one rises from the inner hall and leads to a landing with cupboards and access to 3 bedrooms and a bathroom. There are 2 double bedrooms and the single bedroom is currently used as a study. The bathroom has a basin wc and bath. The second staircase rises from the family room leads to a bedroom and a bathroom, again with a basin, wc and bath.

The boundaries of the property are indicated in red on the accompanying plan. This is the title plan and does not show the house extension. There’s a front garden and a large garden on the sunny south side of the house. Double doors from sitting room lead to a large paved terrace with a vine covered pergola. Beyond is a decking area for dining and astroturf lawn. To the side is a timber shed and storage area. Beyond the garden is a yard with plenty of vehicle parking and a store.

There’s planning consent for a double garage on the eastern side of the property.

Compton Bishop is surrounded on three sides by about 750 acres of National Trust land and Crooks Peak, being in an area of outstanding natural beauty. The nearby medieval town of Axbridge (approximately 2 miles away) is full of 'old world' charm and its medieval origins are still evident in some of its oldest buildings.
