*

The property is located away from the main road at the end of a small residential cul de sac and enjoys wonderful panoramic southerly views. Originally an 18th century coach house to a neighbouring farm, No. 4 is now a delightful and handsome house built of Draycott stone under a clay tiled roof. It has well arranged living space which benefits from double glazing and gas central heating.

Accommodation

Glazed double entrance doors open into a large open plan living area which embraces a sitting room/dining room and kitchen. This has engineered oak flooring and good natural light through several south facing windows. The kitchen area has an extensive range of fitted floor and wall units, a 2 bowl sink and appliances including a range cooker with a 6 ring gas hob, an extractor and integrated dishwasher and fridge. There's plenty of space for the dining table and chairs and also for the sitting room 3 piece suite.

**

At the far side of the room are the staircase (with understairs cupboard) and a study area quietly tucked away. Also on the ground floor are a cloakroom and utility room. The cloakroom has a basin and wc. The utility room has fitted units, a sink, a large storage cupboard (which houses the boiler), and there's space and plumbing for a washing machine.

First Floor

On the first floor is a large landing which is light and airy with a large velux skylight and a stable door giving access to the rear garden. The master bedroom is large and comfortable with a low sill and lovely views. There are two other bedrooms, a bathroom and a shower room. The bathroom has an engineered oak floor, basin, wc and a bath with a shower attachment. The shower room also has engineered oak floor, a basin, wc and a shower cubicle.

Outside

The driveway leads to the front of the house with three parking spaces adjacent to a paved terrace and a lawn sheltered by a stonewall. Beyond are a further lawn, a garden shed and a delightful summerhouse. There's also a hedge sheltering a vegetable and soft fruit area. At the rear of the house and approached from the stable door on the landing is a further lawned garden with a decking terrace.
