About the area
Glastonbury is internationally known as a beautiful historic and very friendly town. Its past and its present are linked with its dominant landmark, the Tor. It's been a religious centre throughout history and back into the times of legends. There was a Celtic monastery here by 500 AD which, in the next 1000 years evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and today is a small thriving town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey. Just 5 miles from Glastonbury is Wells, the smallest city in England (population 11,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace.
There are excellent local schools and the private sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. About 12 miles south east is Castle Cary station with a main rail line to London.
Hexton Road is a pleasant no through road located on the eastern side of the town and in an elevated position off Leg of Mutton Road. The views are glorious and look over the town to St. John’s Church, across to Wearyall Hill and the Somerset Levels beyond. The High Street is just over half a mile away and footpaths provide a shorter route on foot to and from the town centre.
Approached from steps that lead up from the garage and parking area to the property onto a paved terrace with iron balustrade and railings. A door leads into a large conservatory that has been positioned to make the very most of the views at all times of the year.
From the conservatory a door leads into the hall with doors off. On the left is the sitting room with an Italian marble fire surround with mantle and matching marble mirror. Large glazed sliding doors frame the view and lead out onto the terrace. The good size kitchen and dining room are fitted with a range of solid wood wall and base cupboards including a large matching dresser. There is space for a range cooker and a fridge freezer. A door from the kitchen leads to the utility room with space for a washing machine, tumble dryer and dishwasher and a door leading to the garden. Off the utility is the shower room with a corner shower cubicle, hand basin and wc.
The large family bathroom has a corner bath, hand basin, bidet, wc and an airing cupboard. Two of the bedrooms have built-in wardrobes and the third bedroom has access via a drop down ladder to a large attic room. This space has the potential to be converted into additional rooms – subject to the necessary planning conditions and consents.
The property is approached from the road onto a driveway with parking for 4 vehicles and access to the garage. The garage has an electrically operated door, light and power.
The terraced garden at the front of the house is flanked by steps that lead up to the terrace and around to the rear garden.
The terrace at the front of the house with its amazing views is south westerly facing. It’s the perfect place for sitting and watching the sun set across the town and the Somerset Levels beyond.
The rear garden is neatly terraced with a paved patio area at the rear of the house with steps up to a further patio seating and dining area and a lawn. Enclosed by mature hedging, planting and fencing, the garden is very private. A mature olive tree confirms that this is a sheltered space also.
Head up Glastonbury High Street to the top and turn left into Wells Road. Take the 2nd turning on your right into Leg of Mutton Road. Head up Leg of Mutton Road and around the right hand bend. Take the right turning into Monington Road and take a right into Hexton Road. Follow Hexton Road for around 200 yards where number 25 can be found on your left.
