About the property

The property is just 2 miles from the quintessential English country village of Wedmore which provides an exceptional range of amenities. Nearby are Wells and Glastonbury whilst Bristol, Bath and Taunton are all within easy reach and commuting distance. Box Farm, Grade ll listed, sits comfortably in an unspoilt and little changed rural landscape enjoying total privacy being sheltered by long established hedges and mature trees. Timber gates (electrically operated) give access to a driveway, flanked by stonewalls, willow and horse chestnut, and which branches to serve all parts of the property. The farmhouse stands to the east of the drive with two cottages whilst another cottage lies to the west of the drive which then continues to a large parking area (helicopter landing pad) and outbuildings. The land is beyond and benefits from additional road frontage. The entire property is within a ring fence and totals over 11 acres.

The Farmhouse

The farmhouse dates back to at least the 17th century and was probably well established in the Tudor era as a typical cross passage house. It's a handsome Grade ll listed stone building under a double Roman tiled roof. Extended and improved over the generations it retains huge charm and character together with many original architectural details. These include flagstones, inglenook fireplaces, beams and oak, elm and pine timbers. The house stands looking out onto its gardens and like many country properties the most used entrance is at the back of the house through a stable door into a porch (with plenty of space for coats and boots) and a hall. There are 3 reception rooms.

***

The sitting room is a large room (27ft. x 17ft.) with an inglenook fireplace and window shutters. Adjacent is the front hall with a garden door and next to it is the snug which is another very pleasant room with beams, shutters, an inglenook, flagstones, fitted cupboards and bookshelves. The dining room has flagstones, beams, a large inglenook fireplace and a door into the back hall which has flagstones, a pantry and leads to the kitchen. This has a pitched ceiling, a tiled floor, plenty of kitchen units, a breakfast bar, granite work surfaces, a Belfast sink, tiled splashbacks, an integrated fridge, dishwasher and a large range cooker with gas hobs and electric ovens.

****

The 3 reception rooms are approached from the inner hall and leading off is a side hall with a utility room, bedroom (6th) and bathroom. The utility room has a sink unit, space and plumbing for washing machines, shelving and the central heating boiler. The bedroom is large and is served by the bathroom that has floor and wall tiling, hand basin, wc and a freestanding bath. A gently rising staircase leads to the first floor landing (which has a linen cupboard) and three bedrooms and two bathrooms. The master bedroom suite has a vaulted ceiling, beams, fitted wardrobes and an en suite shower room with floor and wall tiling, hand basin, wc and shower cubicle. There are two other double bedrooms and the family bathroom has with tiling, hand basin, wc and corner bath.

*****

A door from the landing opens to a steep staircase rising to bedroom four which has a vaulted ceiling, beams and restricted headroom. Also on the first floor is another bedroom (5th) approached by a steep staircase from the dining room and this has a pitched vaulted ceiling with exposed rafters and a velux roof light. (Please note all the furnishings and contents are available by negotiation)

Gardens and garaging

A stone archway leads from the driveway to the lawned front garden of the house which is bounded by stonewalls and mature hedges together with flower and shrub beds with other details including paved pathways holly and fig trees. At the back of the house is a large paved terrace sheltered by a large willow and ideal for relaxation and al fresco dining. Close by is a garden cloakroom. On the west side of the house is a substantial garage building with ample space for cars together with a large shelved storage area. The Cottages

There are three cottages including Ravenswood which is a detached cottage (with full residential planning consent) and a pair of semi detached holiday cottages being Mackays and Veritys.

Ravenswood

This is an attractive detached cottage to the west of the drive and includes a large siting room with a vaulted ceiling, beams and a staircase to a bedroom. There's also a kitchen, 2nd bedroom and bathroom. This cottage stands within its own garden. They are all attractive individual units in their own right with their own independent private gardens.

Mackays and Veritys

These are a pair of semi detached cottages standing in their own courtyard. They are well fitted and furnished and are ideal letting units. Mackays includes an open plan sitting room and well fitted kitchen together with 2 bedrooms, an en suite shower room and a bathroom. Veritys has a large sitting room leading to an adjacent kitchen and again 2 bedrooms, en suite shower room and bathroom. Both have doors from the sitting room to individual terraces again perfect for relaxation and BBQs Adjoining these areas is a paved terrace with a fire pit and beyond is a further lawned garden and lily pond. (Please note the contents and furnishings are available by negotiation)

Outbuildings and railway

The drive passes the house and cottages and continues to a large yard (approx. 135 ft. x 65 ft.) marked as a helicopter landing pad and with a flagpole flying the Orkney Flag. This is flanked by a 28 ft. x 30 ft. garage and store with an enclosed small storage yard. Behind the building is a length of railway rack on which stands a 1924 Brake Van ( Built in Derby Registered no. LMS 731340 20 tons) installed by British Rail engineers a few years ago.

The Land

The land lies to the north of the property and is level lying permanent pasture in good heart bounded by mature trees and hedges. It's a most attractive parcel of land combining two meadows and having access onto a very quiet "no through" lane to the north. The perfect location of the land in relation to the house and cottages gives every opportunity to extend the business if required. Some uses may require planning consent and buyers must make their own enquiries with the planning authority. All or part of this land can be excluded from the sale if not required.

The Business

Box Cottage has been a thriving and profitable holiday and event accommodation business for a number of years. This part if Somerset is extremely popular for traditional holidays and being about 2.5 hours from London and other large cities is increasingly popular for short breaks of several days including long weekends. Box Cottage has benefitted from the "stag" or "hen" house party market being able to offer extensive accommodation for numbers together with considerable flexibility. The house and cottages can be rented by one large group and are equally suited to individual lettings. Rental income has ben maintained below the vat threshold.
