About the property

Blackberry Way is a desirable residential area built by Persimmon Homes around the turn of the century on land acquired from the Duchy of Cornwall. The Duchy having had a significant input into the design of the houses which all reflect classical styles and proportions. The architecture of the buildings has an undoubted positive impact on the area as will be seen on viewing.

Accomodation

No. 29 is a particularly attractive property with stone elevations under a slated roof and with a central doorway with a fine architrave and triangular portico. In front of the house is a neat garden with a mature hedge and railings along the side road. Internally the accommodation is roomy and well presented with double glazing and gas central heating.

The front door opens to the hall with the staircase, a coats cupboard and a cloakroom with hand basin and wc. To the left of the hall double doors open into the sitting room which is a very light and pleasant room with a double aspect and double french doors to the garden. The focal point is a stone fireplace with a coal effect gas fire.

**

On the opposite side of the hall is the study with fitted desking, cupboards and shelving. Next to this room double doors open into the dining room and at the end of the hall a door opens into the kitchen. This is a double aspect room with a good range of fitted units with quartz work surfaces, tiled splash back areas and integrated appliances including a double electric oven, four ring gas hob, extractor above and dishwasher. To the side is a utility room with further cupboards, quartz work surface, sink unit and space and plumbing for washing machine and dryer. There's also a door into the garden.

First floor

From the hall a staircase rises to the first floor and the galleried landing. The master bedroom is a big room with a double aspect and an en suite shower room with a hand basin, wc and large tiled shower area. There are three other good size bedrooms and a family bathroom with hand basin, wc and a bath with shower screen and shower above.

Outside

To the side of the house are rendered walls and pillars with timber gates opening to a tarmac courtyard at the rear of which stands the garage with two double doors. To the side is a gated access to the garden. The door from the kitchen opens to a paved courtyard with a gravelled area beyond with a BBQ area, a very attractive pond with a water feature, timber fencing and a tucked away area for a vegetable raised bed, recycling bins, storage bins etc. Behind the garage is an area of artificial grass used for exercise but equally suited to sunbathing and simple relaxation.
