Sand is a small hamlet under a mile from the centre of Wedmore which is within a short drive, and indeed within walking distance, on a quiet country lane. Gogsham stands back from the lane with a driveway leading in to a large parking area. The house faces south and is a handsome building with stone and rendered elevations under a tiled roof with gabled windows and porch. Dating back to the early 19th century there's lots of great living space and bags of character. Most of the rooms have a double aspect and the house is flooded with sunlight.

Accommodation

The large front hall opens into an open plan sitting and dining room measuring over 25 ft. Here there are a wood burning stove and a door to the south facing terrace. Leading off is the kitchen/breakfast room which is well fitted with units and appliances including a large range cooker. There's also plenty of room for a table and chairs and doors lead to an inner hall and a conservatory which overlooks the fabulous garden. The inner hall has a cloakroom (basin & wc( and opens to a utility area with a sink unit and space for a washing machine etc. Next to it is a study with a door to the outer porch and a door into a store room. Finally on the ground floor is a snug with a tiled fireplace and another door back to the reception hall.

First Floor

There are two staircases to the first floor. The staircase from the hall leads to a landing with two neat fitted cupboards. Off this landing is a good sized bedroom (with storage areas under eaves) and en suite shower room. This has wall tiling, hand basin wc and a shower. A staircase from the dining room lead up to the landing and a door to the right opens into the master bedroom suite which has a large bedroom and a dressing room area with patio doors to the balcony. Also off this landing are a childs' bedroom, a double bedroom with fitted wardrobes with wonderful views and a bathroom with part tiled walls, linen cupboard, hand basin, wc and bath with a full tiled surround and an electric shower.

Outside

Double gates open onto a drive which leads into a large gravelled area to the side of the house which provided extensive parking. This is flanked by a garage and behind is an open fronted garage/store. Further back is a timber workshop about 36 ft.x 12ft. with electricity and adjacent water harvesting tanks. The house stands in the midst of beautifully landscaped gardens which must be seen to be appreciated. There are lawns, herbaceous borders, mature trees and shrubs, a small orchard area, soft fruit and vegetable areas, a chicken run, sunny and shaded terraces, a lily pond, rose arches, trellis work with climbing plants and not least a south facing summerhouse.

Other points

Freehold. Mains water and electricity. Private drainage. Double glazing. Heating with modern electric radiators and a back boiler in the wood burning stove in the sitting room. PV panels producing a monthly credit at certain times of the year.
