A very roomy and comfortable country property within a short drive of the villages of Mark and Wedmore. The Cottage has lots of good living space, bags of character, excellent outbuildings and a large garden of about three quarters of an acre. The accommodation includes a hall, a farmhouse style kitchen/breakfast room/living room, a sitting room/dining room, snug, family room, utility room, four bedrooms and three bath or shower rooms. Outside is a large garage with an internal office, a barn and plenty of parking space together with well landscaped gardens.

About the property

The cottage stands in a very quiet rural area with practically no through traffic, in easy reach of the ever-popular village of Wedmore and with good access to the surrounding towns. It's a period building, which has being extended and brought up to contemporary standards in recent years and has double glazing and central heating. Other appealing features include parquet flooring, exposed stonework, ceiling beams and pine doors and floorboards.

The front door opens into a spacious hall which has a parquet floor, the staircase and doors to several rooms. The first is a snug which has a wood burning stove and a shelved alcove. To the right of the hall is a side hall with coat and boot space and a door into the shower room. This has a tiled floor, hand basin, wc and tiled shower cubicle. Returning to the hall a door leads into the kitchen/dining room which is the heart of the house. There are plenty of fitted units and work surfaces, a double Butlers sink, a Rayburn Royal cooker range, space and plumbing for a dishwasher, and an integrated oven and hob. There's also plenty of space for a table and chairs.

Off the kitchen is the utility room with a sink unit, work surface, wall cupboards, space and plumbing for a washing machine and dryer and the oil fired central heating boiler. In addition to the boiler the Rayburn also supports the hot water stystem and a radiator. From the utility room a door leads into a family room which has a ladder staircase to a first floor storage area (or playroom) with velux light and flooring.

The cottage has another great living area which is the sitting and dining room which is approached by glazed double doors from the kitchen. It has an oak parquet floor and is light and airy having windows to 3 sides and double french doors to the garden. This makes it an ideal summer living area and is equally appealing in other seasons having a wood burning stove. The staircase in the hall leads to the first floor landing and 4 bedrooms and 2 bathrooms.

Two of the main bedrooms have fitted wardrobes and each has a door into a shower room. This enables the shower room to be en suite with whichever bedroom is appropriate. There are two other bedrooms and the family bathroom which has a corner oval jacuzzi bath.

The Cottage is avery liveable home and outside there is a very pretty landscaped garden and extremely useful buildings. The french doors in the sitting room open to the gardens with a large paved terrace, flower beds, a lawn, shrubs, ornamental trees and a substantial garden shed for a mower etc. This area is bounded by post and rail fencing with a further large lawn beyond with a small copse, orchard area and pond. There's also a vegetable garden with a polytunnel and cultivated vegetable beds.

To the side of the house is a large garage building which includes an office and also has a rear log store The building has a work pit, power and light Close by is a large 50 ft. steel portal frame barn with Yorkshire boarding with an adjacent gravelled yard providing plenty of parking for a good number of vehicles.
