About the area

Evercreech is pleasantly situated in beautiful countryside away from but in easy reach of major roads. It's an increasingly popular village having a good range of amenities including a fine church, primary school, surgery, pub, store & post office and a number of other small businesses. In addition, it's a very friendly and very active community with a varied range of social, sporting and cultural organisations. For more information see www.evercreech.org.uk. Wells and the nearby towns of Bruton, Castle Cary, Street, Glastonbury and Shepton Mallet are all within a short drive and offer a wide range of facilities.

Bath, Bristol and Yeovil are in commuting distance and the A303 is a few miles south on the A37. Within 5 miles at Castle Cary is a main line station to London Paddington (100 minutes). There are many excellent state and independent schools nearby including Strode College, Crispin, St Dunstans, Wells Blue School, Wells Cathedral School, Millfield and the Bruton schools. Weymouth Road is a quiet road which joins the High Street close to the centre of the village. The road consists of largely period houses with vast amounts of history.

A path, flanked on the right hand side by the lawned front garden runs from the lane up to the front door. This enters the entrance hall which connects the main living rooms of the house. On the right hand side is a generous sitting room with space to both sit and dine with a fireplace in the heart of the room. The kitchen has a good range of units with an integral electric fire and space for a washing machine. Running along the rear of the house is the conservatory which has french doors leading out to the rear garden. Upstairs there are two double bedrooms and a single bedroom. There is also a bathroom with overhead shower, bath, basin and w/c.

To the rear there is a lovely patio area with plenty of space to sit and have a glass of wine during the warmer months. Beyond is a lawned garden with a path leading up to the single garage.

Mains water, electricity and drainage. Electric heating.

From our Castle Cary office, head towards Shepton Mallet on the A359. Take the second exit into Evercreech. At the T-junction turn right. After a couple hundred yards turn right onto Weymouth Road and the house can be found on your left.

Auctioneer’s Comments

This property is for sale by the Modern Method of Auction which is not to be confused with Traditional auction. The Modern Method of Auction is a flexible buyer friendly method of purchase. We do not require the purchaser to exchange contracts immediately, but grant 28 days to achieve exchange of contracts from the date the buyer’s solicitor is in receipt of the draft contracts and a further 28 days thereafter to complete. Allowing the additional time to exchange on the property means interested parties can proceed with traditional residential finance.

Upon close of a successful auction or if the vendor accepts an offer during the auction, the buyer will be required to put down a non-refundable Reservation Fee of 4.2% subject to a minimum of £6,000 plus VAT which secures the transaction and takes the property off the market. The buyer will be required to sign an Acknowledgment of Reservation form to confirm acceptance of terms prior to solicitors being instructed. Copies of the Reservation form and all terms and conditions can be found in the Legal Pack which can be downloaded for free from the auction section of our website or requested from our Auction Department.
