A quite exceptional property which must be seen to be appreciated.
One of the main attractions of this property is its exceptional position which is in the heart of the village and yet has a quiet, very private setting well away from the small by road which leads through Wookey. A notable advantage is the bus service to Wells passes just outside Preybrook Court.
Preybrook Court is a cul de sac serving just 4 properties which are approached from a tarmac drive which leads under an archway from the road. This drive, flanked by shrubs and laurel hedges continues to No.2 which is the second to last in the cul de sac.
The bungalow has excellent accommodation with oil fired central heating. and double glazing.
The front door opens into a wide reception hall and to the right is the sitting room. This is a dual aspect room with a patio door to the garden and a fireplace.
The kitchen/breakfast room has a generous range of fitted floor and wall units, worksurfaces, breakfast bar a double electric oven, electric hob, built in dishwasher, fridge and space and plumbing for a washing machine.
The dining room is another double aspect room again with a patio door to the garden.
NB. Subject to all consents needed the wall between the kitchen and dining room could be removed to create a large contemporary 'living room kitchen".
In addition there are 3 good size bedrooms with the master bedroom having an en suite bathroom with a basin, wc and bath. The family bathroom has a basin, wc, bath and shower.
The garden is very well tended and has a paved terrace, lawn and well stocked flowerbeds. It's
sheltered and screened by mature trees and shrubs which give it great privacy and on the southern boundary is a small shallow stream being a tributary of the Axe.
In short No.2 Preybrook is an outstanding, well presented property which must be viewed to be appreciated. The Seller bought this property when first built and it's a much loved home with easily managed accommodation and a great location in a quiet tucked away position in this popular village
About the Area
Wookey is a pleasant village lying just west of Wells. It was probably a Saxon settlement and in the 13th century was the site for the palace of the Bishop of Wells. The village has a church, primary school, 3 pubs, various village societies and "The Hub" shop & cafe which is at the heart of this friendly community.
Wells is the smallest city in England (population about 11,000), lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course.
Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are also a wide variety of societies and clubs.
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside and Millfield School.
Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Highbridge, both 25 minutes drive. Bristol International Airport is 35 minutes drive away.
From our office continue along Priory Road, over the first junction and to the roundabout. Turn right, through the first lights and left at the next lights. Continue and take the left fork towards Wedmore on the outskirts of Wells. Continue a mile or so and turn right by the Burcott Inn. Continue to a crossroads and turn left. Continue until the Ring O Bells is on the right and turn left under the archway and continue to No. 2.
