A very pleasing and appealing house standing in beautiful unspoilt countryside at the end of a no-through lane on the outskirts of a small village on the Polden Hills. The property faces south into its own gardens of around half an acre and is a handsome Victorian building with roomy and flexible accommodation. Outside are a double garage, cellar, a pretty summerhouse and ample parking.

Currently The Old Hospital is arranged as one main house with an annexe but is equally suited using all the accommodation as one generous home. In total it includes a reception hall, 2 cloakrooms, several reception rooms, a large kitchen and breakfast room, 5/6 bedrooms, 3 bathrooms and a first floor sitting room and kitchenette. The main part has a hall, cloakroom, two reception rooms, study, kitchen and breakfast room, 4 bedrooms and 2 bathrooms. The side wing used as an annexe provides a sitting room, kitchenette, two bedrooms, cloakroom and bathroom.

The Old Hospital stands at the end of a no through lane which is just over a quarter of a mile from Broadway which is the road running through the village of Edington. Originally a Victorian hospital the property is bounded by stone walls and railings and is approached through double timber gates onto a tarmac drive.

The house is a handsome brick building with a tiled roof and has very flexible accommodation which retains period details including parquet floors, fireplaces and good quality architraves and skirting boards. These features being complemented by double glazing and LPG gas central heating.

The main house

The double front doors open into a porch with a tiled floor and another pair of double doors open into the hall. This is a spacious area with a fireplace, staircase, cloaks cupboard, under stairs cupboard and a cloakroom with a tiled floor, hand basin and wc. Off the hall is a study and beyond a door leads into the sitting room. This double aspect room has a stone fireplace with an inset 'Little Wenlock" stove. A door leads into another double aspect room which can be a study, snug, or a ground floor bedroom having a hand basin.

Returning to the hall a door way leads into the kitchen and breakfast room which has a tiled floor and is partly divided by a chimney breast. The kitchen area has fitted units, sink, work tops with an inset four ring gas hob, double oven, extractor, space and plumbing for a dishwasher and a Rayburn range cooker and not least splendid views over the bordering countryside and beyond. An outside door leads to steps to the cellar. The breakfast room area has a pine dresser, larder cupboard, space for table and chairs and a wide archway into the dining room. This also has a wonderful outlook and a patio door into the garden. There's also a door to side hall linking the annexe.

The staircase in the hall rises to the first floor landing which has an airing cupboard. The master bedroom has an en suite bath and shower room with a basin, wc, bath and separate shower. Also a door opens into a store room. The second bedroom has a fireplace and basin and there is a third bedroom. The family bathroom has a hand basin, wc and bath with an electric shower above.

The annexe

About the area

Edington is one of the small chain of villages of The Polden Hills which lie to the west of the prosperous town of Street. A traditional village it has an active and friendly community, village hall, Doctors' surgery, post office & stores. Nearby are a number of pubs, several doing good pub food and an excellent primary school. The villages are well away from the main road that conveniently gives good access to the M5 and east to Street and Glastonbury. These towns, together with Taunton, Bridgwater, Bristol and Exeter are all within easy reach.

Go westwards on the A39 and continue through the villages of Walton and Ashcott. After 6 miles turn right signposted to Catcott. Go down the hill to the crossroads and turn left into Edington. Continue and pass Edington surgery on the left and just before leaving the village Redlands Lane can be seen on the left hand side. The Old Hospital is at the end of the lane.
