An absolutely delightful town house within easy walking distance of the Cathedral and Market Place.

This superb property is the result of the redevelopment of a Victorian building combining impressive architecture with a highly specified, spacious interior with generously proportioned accommodation. This includes a reception hall, cloakroom, a large sitting room, dining room, well fitted kitchen, 3 bedrooms, bathroom and en suite shower room.

Outside there's a sunny walled courtyard garden and parking.

Victoria Mews is located at the top of St. Thomas Street which runs eastwards from the Cathedral. This is a very popular and sought after residential area by virtue of its proximity to the centre of wells, its character and the quality of the properties.

The major part of a Victorian Cottage Hospital was redeveloped just a few years ago to create just three exceptional houses with No. 1 being the prime property. It was built to high standards with details including Porcellenosa bathrooms, integrated kitchens with energy efficient appliances, under floor heating on ground floor, oak flooring, staircase and skirtings, mainly double glazed sash windows and a security alarm.

All these features adding to the luxurious and harmonious style and character of the property.

The front door opens into a spacious hall which has the staircase and a cloakroom with loo and basin.

The sitting room is an excellent size being over 23ft and having a fireplace (with a gas fire ) and double french doors to the garden.

Double doors lead from the hall into the dining room with fabulous original stained glass windows and ample room for a good size table. A wide archway then links this room to the impressive and well equipped kitchen.

This has a an excellent range of fitted units and appliances which include an electric hob, double oven, extractor, washing machine, dishwasher, fridge and freezer. Double french doors lead out to the courtyard.

Upstairs is the landing with a linen cupboard, 3 bedrooms and 2 bathrooms.

The master suite includes a bedroom with a vaulted ceiling, fitted wardrobes and cupboards and has a door through to the en suite bathroom with twin basins, bath and loo. There's also a medicine cabinet, vanity light, mirror and excellent tiling.

The other two bedrooms both have high ceilings and plenty of room. The separate bathroom has a basin, bath, separate shower, loo, medicine cabinet, vanity light and mirror.

The items referred to in these details are included in the sale but other items including the excellent light fittings may be available by negotiation.

Outside is a good size courtyard garden with stonewalls, flower/shrub borders and against the road a row trees in an espalier formation which increases the privacy of the garden. The garden has east west and south aspects. It includes a terrace sheltered by the house, approached by french doors from house and which is a wonderful very private and sunny area ideal for relaxation and al fresco dining.

Also in the garden is a water tap and shed.

Outside in the Mews is a parking space.
