Stone Allerton is a quiet village in beautiful countryside and is a very popular residential area. It has an excellent Gastro pub with its own specialist smokery, a very friendly and active community supporting the Allerton Cricket, the Church and children's clubs. A bus service links to the local schools in Cheddar and Mark. Harts has an excellent quiet location and whilst being within the village enjoys great privacy. It stands alongside a quiet lane with virtually no through traffic.

Harts is a substantial, good-looking house with stone elevations under a tiled roof with the approach facing northwards into the village and the private living areas facing south into its gardens. Internally it's well arranged and has double glazing and LPG gas central heating. This is all of a good standard demonstrated by the high EPC level of band D. In addition the house has 12 PV panels generating electricity and income.

At the entrance to the house is a big porch with space for coats and boots and an internal door into the large reception hall with a cloakroom with basin & wc. At the end of the hall is the 20ft sitting room which is light and airy having a triple aspect and a french door to the garden. There's also an impressive stone inglenook style fireplace with a wood burning stove. The dining room is adjacent, again with a fireplace and with doors to the hall and into the breakfast room. This is at the heart of the house being open plan with the kitchen and having doors to the dining room and hall plus wide french doors into a conservatory. Steps lead up from the breakfast room into the kitchen which is again very light and airy with a double aspect, garden door and vaulted ceiling. It has a good range of fitted units, including a central island together with appliances including a cooker, extractor, dishwasher, fridge and freezer.

Adjacent is a utility room with a sink, fitted unit, shelving, water softener and space for appliances. As already mentioned doors lead from the breakfast room into a conservatory which is a wonderful all year round living area (being double glazed) facing south into the gardens. A staircase rises from the hall to the first floor where there are four bedrooms and two bathrooms. The master bedroom has far reaching views, fitted wardrobes and an en suite shower room with basin, wc and a large walk in shower. The other three bedrooms all have fitted wardrobes and the family bathroom has a basin, wc, bath and a separate shower.

The Cottage

Originally an old forge it was converted to a high specification in 2004. It's also a very attractive stone building and internally has a large open plan living area and kitchen with a vaulted ceiling, a bedroom and shower room. It's equipped with LPG underfloor gas central heating with a condensing boiler.

At the entrance to Harts the drive provides plenty of parking and leads to the double garage. There's also parking space next to the cottage. The house has very attractive, well planted gardens with herbaceous beds, mature trees and shrubs, paved terraces and pathways, a lily pond, vegetable and soft fruit areas, a greenhouse and wood store. All combing to create a private and tranquil setting for this appealing house.Alongsode rthe garden is a small paddock. The land is adjacent and totals towards 3 acres. It is available to the buyer of the house by negotiation as a whole or in part if preferred.
