About the area
Alford is a small, friendly and conveniently situated village, with its own parish church, located between Lovington and Castle Cary. Lovington is also a popular village with a church, primary school and a well regarded pub/restaurant. The historic market town of Castle Cary is just a few minutes drive to the east and has a mainline railway station to Paddington (90 minutes) as well as weekly market, Doctors, Dentist, Library, Privately owned Supermarket, Greengrocer, Post Office and numerous independent shops.
The A37 is less than 3 miles away giving rapid access to the A303. The towns of Bruton, Sherborne, Yeovil, Street, Glastonbury, Wells and Frome are all within a short drive and Bath and Bristol are within commuting distance. There are wide ranges of sporting and cultural amenities in the area and excellent state and independent schools including Millfield, Wells Cathedral, Downside, Hazlegrove and the schools at Bruton and Sherborne.
Box Cottage has attractive stone elevations under a tiled roof with prominent gable dormers and stone mullioned windows.
The house is set back from the road behind a box hedgerow - hence the name - and a five bar gate leads up to an extensive parking area.
Beneath the porch is the front door which opens into an entrance hall where there is under stairs storage. To the right of the entrance hall is a delightful sitting room which has a dual aspect and feature fireplace with wood burner. There is also a large storage cupboard to the right of the fireplace.
Leading back through the hallway is the kitchen, which being on the south side of the house is exceptionally light and airy. Within the kitchen there are worktops, cupboards, drawers, oven and a sink unit with a pretty outlook onto the garden. It’s also worth noting that there is permitted development to extend the kitchen into a fabulous family room; see footnote for further details. The kitchen leads into a utility and an adjacent cloakroom which has been added by the current owner. The owner has also added in a study/3rd bedroom on the ground floor, secondary glazing throughout much of the house and new LPG gas fired heating. There is also a rear hall which gives access to the garden.
Leading upstairs there are two double bedrooms. The larger of which has extensive built in wardrobe space, a decorative fireplace and an en-suite with bath, shower overhead, w/c and basin.
The second bedroom also has an en-suite with shower, w/c and basin as well as delightful views to the rear.
The outside space is one of the main features of Box Cottage. Being set in a large plot the cottage has pretty front and rear gardens, mainly laid to lawn, but with various shrubs & trees and is fully enclosed. By the house is a patio area with a southerly aspect making it a real sun trap, perfect for al fresco dining in the summer months. The fact that the house has such great level space around gives great scope for extension, subject to obtaining the necessary permissions. In addition there is extensive parking, easily enough room for several cars.
The owner has considered extending the property and has had plans prepared. The proposed single storey extension is to create a large open plan kitchen/dining room and living area with 2 sets of double french doors to the garden. The plans are available for viewing if required.
