About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. Castle Cary is the nearest train station with fast links to London. Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre, a broad range of societies and activities and excellent state & independent schools in the area including Wells Blue School, Wells Cathedral School and Millfield.

Description

The cottage is approached from the village lane giving access to the large gravelled parking area with space for several cars.

Accommodation

The front door leads into a central hallway giving access to the sitting room and large kitchen breakfast room, one end of which is currently used as a music room with a grand piano. This is a wonderful living space with a well fitted kitchen with a range of wall and base units with beech work surfaces, built in oven and induction hob, space for a fridge freezer and dishwasher complimented with oak flooring throughout. This light and spacious room has two sets of French doors opening onto the terrace and garden, a wood burner, with individually hand made and painted tiles behind, provides extra warmth and appeal.

*

There is also a very useful utility room with ample storage, sink, separate wc, plumbing for washing machine and door to the front of the house. The sitting room is a large, light and well proportioned dual aspect room with an open stone fireplace with a stone hearth and shelving to either side. A pretty glazed door gives access to the rear garden. The staircase to the first floor is cleverly concealed behind a door. The vendors have added a huge amount of charm to the cottage by painting the stairs and floorboards upstairs which adds to the uniqueness of the property.

**

On the first floor there are four good sized bedrooms, one is currently used as an office whilst two others retain their charming Victorian fireplaces and plenty of storage space. The family bathroom is fitted with bath with shower over, basin and wc, there is also plumbing for a washing machine and space for a tumbler dryer. The master bedroom with its painted wooden floor boards has views of the garden to the rear and a well appointed en suite with shower, basin, wc, large airing cupboard and access to the loft.

Outside

Outside is an attractive secluded garden predominately lawned with well planted flower beds and a vegetable patch. There is a lovely vine covered terrace outside the breakfast room ideal for entertaining. To the side are two stone storage sheds one of which houses the oil fired boiler, at the rear of the garden is a large wooden workshop with power, lights and ample shelving. To the front is a large gravelled parking area with a storage hut for bicycles and side access to the rear garden.

***

It is noteworthy that the house has solar panels fitted which were bought in 2011 feeding the hot water and electric supply. There are 18 years of the 25 year contract remaining at a rate of 49p/kw hour.
