About the Area

Compton Dundon is an attractive village, lying in one of the most picturesque parts of Somerset between Somerton and Street. The village is surrounded by unspoilt countryside with wooded hills with public access with many footpaths. There is a very vibrant community with based around the church, cricket pitch, pub and village hall. Somerton is an historic town about 3 miles south whilst Street is 2 miles north. Both provide a good range of facilities and amenities. The A303 is a few miles south and Bath, Bristol and Yeovil are all within commuting distance. The station at Castle Cary provides a direct service to London. There are good state and independent schools within easy reach including Millfield, Strode, Wells Cathedral School and Sherborne.

Brook Barn Cottage is located within Compton Dundon and adjacent to the village road. The vehicular approach is over the gravelled driveway to the left of the property.

The accommodation is deceptively roomy and very comfortable with double glazing, oil fired central heating and mains drainage.

Ground Floor

The HALL has a staircase and a door leading to the SITTING ROOM that has a fireplace with an inset wood burner and slate hearth. A wide door leads to the KITCHEN AND DINING ROOM that has a good range of oak fronted wall and floor cabinets and includes a built-in dishwasher, 1 ½ bowl stainless steel sink and Rangemaster cooker with a halogen hob and extractor over. The floor is slate tiled and the oil boiler is also located in here. There is direct access from a rear door onto the patio in the garden and another door leads to the CLOAKROOM/UTILITY ROOM with large cupboard, a Butler sink and extractor. There is space for a washing machine and fridge/freezer also.

First Floor

On the first floor are THREE BEDROOMS and a FAMILY BATHROOM that has a bath, built-in shower cubicle, wash hand basin, wc, heated towel rail and extractor.

The front garden has low stone walling to the front with metal gate leading onto a pathway to the door with its timber canopy porch with a lead roof. There is a small garden that has a lawn and planting. The south westerly facing rear garden is enclosed on 2 sides with fencing and has a large patio area from the rear of the house to the driveway and parking area. There is outside lighting and an electricity point, flower borders and a raised garden with herbaceous planting, roses and a Tree Peony. The parking area is gravelled with the oil tank located at the side and a corrugated iron garage that has light and power. The large garden has apple, cherry and fig trees and has been well planted with a Magnolia tree, Tamarisk and Callistemon amongst others. A Wisteria and Clematis climb over a pergola positioned over a seating area. There is a large timber shed with windows and electric lighting, this has plenty of space and could be used for a variety of uses along with storage.

Additional Information

The current owner has informed us that the driveway is owned by a neighbour with a right of way given to the owners of Brook Barn Cottage and written into the title deeds.

From Street, head in the direction of Somerton along the B3151.
