A spacious three bedroom terraced house with excellent potential in a quiet position in the village of Lamyatt, close to Bruton and Castle Cary. There is parking at the front of the house and to the rear there is a fully enclosed garden, laid to lawn with a seating terrace outside the kitchen.

About the area

Being close to both Bruton and Castle Cary, Lamyatt benefits from the amenities of both towns with their independent shops and galleries, weekly markets, attractive pubs and restaurants. Hauser & Wirth Somerset, the world-class gallery and multi-purpose arts centre in Bruton, lends a cosmopolitan touch to the life of the area. Lamyatt sits in open countryside bordering the local landmark Creech Hill, also known as Bullbeggar Hill. It is one of the oldest inhabited settlements in Britain with a recorded history predating Roman times. It has the magical air of a hidden, ‘secret’ village but combines rural peace and quiet with a rich and interesting community life.

With its beautiful 15th century church and architect-designed village hall, Lamyatt offers cheerful and entertaining events for all ages. These include a village fête, which draws in people from outside the village, and, in the newly refurbished hall, offers entertainment including professional live music, theatre and arts events and a film and supper club as well as regular yoga and Pilates classes. There is an apple-picking day every autumn from which the village cooperative makes and sells its own Bullbeggar Cider. Each summer, Lamyatt stages one of Shakespeare’s plays-in the open air at Speeds Farm- professionally produced and presented by the acclaimed Festival Players Theatre Company. The event attracts audiences of 300 or more from far and wide and raises significant funds for the hall and church. Street, Glastonbury, Wells, Shepton Mallet and Sherborne are all within easy reach and offer a wide range of facilities.

Sandstones has a mix of local stone and brick elevations under a tiled roof. The house requires some modernisation but offers fantastic potential thanks to the splendid location and space offered. From the parking area at the front a covered porch leads into the entrance hall. Here there is plenty of space for coats and boots with the living room to the right hand side. The kitchen dining and living room is an excellent space, enjoying beautiful views to the front and access to the garden at the rear. Internally there is a large living area which opens into the kitchen and dining area. The kitchen has a good range of wall and base units with an integral double oven and electric hob.

Upstairs there is a master bedroom with a wash hand basin and shower cubicle. The two further bedrooms are both able to accommodate a double bed - one of which also having built in cupboards. All three bedrooms enjoy idyllic views of the surrounding countryside. The family bathroom has a bath, basin and w/c.

At the back of the house there is a sunny seating terrace outside the kitchen enjoying complete privacy. There is a long lawned garden area beyond which is fully enclosed for security and privacy. A path leads from the garden back to the village lane and parking area.

From Castle Cary head towards Shepton Mallet on the A371. After just under two miles turn right onto the road signposted Wyke Champflower. Take the first left towards Lamyatt. Head through the village and Sandstones will been your left hand side.
