Description

Hill farm is an appealing property in a wonderfully rural setting alongside a country lane with virtually no through traffic. The has comfortable accommodation facing southeast into its garden and beyond onto the adjoining farmland and farmstead. Most of the rooms have this outlook and most of the ground floor rooms have double French doors into the garden. The accommodation is comfortable with mainly tiled or oak flooring and an excellent solid fuel wood pellet heating system together with wood burning stoves.

Accommodation

There’s an entrance hall with a door from the lane but as with most country properties the entrance mainly used is through the garden to the kitchen. Double French doors lead in, and the room works as a kitchen and dining room with plenty of space for coats and boots and table and chairs. The kitchen area has handmade, bespoke oak units - floor wall and an island, oak worksurfaces a double ceramic sink, and wall tiling. Appliances include a dishwasher and a range cooker. Leading off the kitchen is utility cloakroom. This has a Belfast sink, space and plumbing for a washing machine, worktop and a wc.

Also off the kitchen is the sitting room. This has double French doors, timber panelling, a deep alcove and an open fire. Beyond is the hallway and a snug with an alcove cupboard and bookshelves. Returning to the kitchen a door leads into a large dining room with a high vaulted and beamed ceiling and a cast iron spiral staircase. This leads to a bedroom with under eaves storage and also an en suite shower room. The staircase in the hall leads to the first floor. The main bedroom has a range of fitted cupboards, and there are two other bedrooms (one also having cupboards), and a bathroom – the bath having a shower and shower screen.

Studio

Immediately adjoining the house, and again with a southeast aspect, is a large studio. This has a high vaulted ceiling, a concrete floor and contains the boiler, pellet feed store and the water cylinder. The room has two sets of double French doors to the garden.

Outside

A drive leads in at the side of the house and there’s plenty of parking space. There are gardens at each end of the house with mature trees including willow, beech, birch, figs, apple and conifers. To the northern side are a timber shed, greenhouse and a summerhouse used as a studio, and which opens onto a lawn with an adjacent vegetable area and polytunnel. At the other end of the house is an orchard area with a lily pond and a shed (needing repair).

Wookey is a quaint country village situated in a highly desired location. The village itself has all day-to- day necessities, including Wookey Hub – a café with a small shop. There is a primary school in the village, a walkable distance from our new site, with secondary schools Wells Blue and Wells Cathedral in easy reach. Millfield School, one of the UK’s leading independent schools is just 7 miles away. There are also three pubs in the village – definitely a necessity – and a sub-Post office. ?Wookey is also only a 5-minute drive from the city of Wells, where you can find supermarkets, high street shops and lots of things to do. Wookey is on the bus route between Wells and Wedmore.

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. ?Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of a gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy.
