31 LOWER CHAPEL COURT SOUTH HORRINGTON, WELLS, BA5 3DF
About the area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance. Castle Cary is the nearest train station with fast links to London.
Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre, a broad range of societies and activities and excellent state and independent schools in the area including a number primary schools, Wells Blue School, Wells Cathedral School and Millfield.
This Grade II Listed Victorian building was designed by Sir Gilbert Scott, the architect who designed the London Foreign Office, Albert Memorial and St. Pancras Station. Originally a hospital it was re-developed about twenty years ago. It stands in a commanding position with its own mature grounds and cricket ground just north Wells golf course and in easy reach of the centre of Wells.
The development of this building and surrounding grounds comprises South Horrington - a popular residential area on the Bath Road side of Wells. It provides a range of houses and apartments of considerable interest and character, which benefit from the large communal gardens, parking, superb views and a peaceful environment well away from any busy roads.
Lower Chapel Court is part of the main building in this beautiful area of South Horrington. Many period details are retained including stone mullioned windows and high ceilings, these are complemented by gas central heating with radiators.
A door leads into the entrance hall where there is a staircase, radiator and a closet for storage that also houses the gas combination boiler. On the left, double doors open to the sitting and dining room. This elegant dual aspect room has radiators and a regency style reproduction fireplace with an inset electric fire. Large south facing windows at the rear overlook the landscaped communal garden, giving the room views and plenty of natural light. Bi-fold double doors lead from the dining area into the kitchen which has been fitted with a good range of smart white wall and base cabinets, a Bosch induction hob, wall mounted oven and there is space for a fridge/freezer, washing machine and dishwasher.
The turning staircase leads to the first floor landing which has a radiator, window and a storage cupboard with bi-fold doors. A hatch with a pull down ladder leads to a good-size attic that has been fully boarded and has lighting. There are three bedrooms. The main double bedroom has built-in wardrobes with sliding doors and there are views out across the gardens to the golf course. There are two additional bedrooms and a recently re-fitted smart bathroom with a large walk-in shower, wc and hand basin with storage cupboards and vanity mirror.
There is one allocated parking space outside of the property and ample parking for visitors. A paved pathway leads to a small garden at the front, which has been finished with slate chipping and gives an area for seating and al fresco dining. To the right of the front door is a walled area for bin storage.
