A handsome and substantial period property in a quiet position within a short walk of the centre of Wedmore.

Lascot House has bags of character with generous and flexible accommodation of over 5,000 sq.ft. This includes a hall, cloakroom, 2 reception rooms, a large open plan kitchen/dining/garden room, utility room, 5/6 bedrooms, 3 bath/shower rooms, 2 dressing rooms and a large playroom (or 6th bedroom). In addition the house has useful basement rooms used as a gym and for storage. Outside are neat well landscaped gardens and parking for 5 or 6 cars.

Lascot Hill is a small quiet road just beyond Church Street and about 400 yards to the centre of this very popular village. The house stands back and above the lane and enjoys fine views. A drive leads from the lane to a parking area with steps leading to the front of the house.

Lascot House is a fine period house which has been maintained and improved over the years and provides excellent living areas, plenty of bedrooms and bathrooms, all with contemporary well appointed bathrooms and kitchen. In addition there is a home office suite and a large second floor 40ft. plus bedroom (6) ideal as a playroom, home cinema etc. The basements having scope for lots of uses as alternatives to the present gym and storage areas.

At the approach to the house is a porch leading through into the hall that has the staircase and individual doors to the reception rooms. The sitting room is very welcoming and comfortable with ceiling beams, stonework and an inglenook fireplace with a wood burning stove. On the opposite side of the hall is the second sitting room used as a snug and T.V. room. Again very comfortable with a fireplace with a gas fire. At the end of the hall is the fabulous 39ft. dining/living room which has ceiling downlights, flagstones, stonework, an inglenook and an open archway into a garden room with oak flooring and double french doors to the entirely private terrace and garden.

At the other end of the dining room an archway opens into the kitchen that has a double aspect and is very light and airy. It has a tiled floor, an excellent range of units including a central island (with a breakfast bar) with plenty of cupboards and drawers with hardwood work surfaces and a Belfast sink. Appliances include a Rangemaster gas cooker, microwave, dishwasher and fridge freezer. Opening from the kitchen is a utility room with a sink unit, storage and space for washer/dryer. At the far end of the dining/living room is a second door into the snug sitting room and a door to a cloakroom with basin and wc.

The staircase from the hall leads to a central landing which serves four double, good size bedrooms, all with views. At the front of the house are two of the bedrooms with one having a dressing rom. The next two bedrooms both have en suite dressing rooms and shower rooms. Also on this floor are a family bathroom and a staircase which leads to the second floor 6th bedroom that has restricted headroom and is 41 ft. in length. Not only can it be used as a bedroom but makes a great playroom, games room or could be used as a home cinema. The 5th bedroom is approached by another staircase and is currently used as a home office having an en suite cloakroom with basin and wc.

BASEMENT (Lower ground floor)

A staircase from the living room leads down to the basement rooms providing a gym, boiler room and stores. There's also direct access to the garden and the parking area in front of the house.

At the front of the house is a landscaped garden with a small lawn, flower and shrub beds and stonewalling. At the rear of the house is a very pleasing terrace and lawned walled garden.

There's space for several cars in front of the house and 50 yards away is a private parking area.

The Saxon village of Wedmore is a delightful and extremely active centre and in many ways is an archetype of an English village. There are historic buildings including the medieval church next to an old coaching inn, a general store/newsagent, post office, butchers, chemist, various other interesting shops, plus pubs, restaurants and tea rooms. There is a wide range of cultural and sporting clubs and societies. Swimming pools at both Cheddar & Wells; Sailing & Windsurfing Clubs at Cheddar Reservoir; the Badgworth Equestrian Centre: Wedmore 18 Hole Golf Course; Floodlit Astroturf Tennis Courts; Indoor and Outdoor Bowling Green;, Football and Cricket clubs.

The Cathedral City of Wells is approximately 7 miles away and also provides a good range of business, recreational and shopping facilities. City shopping centres are available at Taunton, Bath and Bristol (each approximately 25 miles away). Communications in the area are good with access to the M5 (J22 - 10 minutes) connecting to M4 (J16). A local train service from Highbridge (7 miles) links with the intercity train services at Taunton and Bristol Temple Meads to London Paddington taking approximately 11/2 hours. Castle Cary, a mainline station is about 20 miles whilst Bristol International Airport is 15 miles away. There are excellent state and independent schools in the area including Wedmore First School, Hugh Sexeys Middle School, Kings of Wessex Upper School, Wells Cathedral School, Sidcot and Millfield.
