Location

Kingsdon is an historic village a couple of miles from the small country town of Somerton that was possibly King Alfred's capital of Wessex. The village comprises mainly period properties with a scattering of more contemporary houses, a village school, a great pub, and a friendly community

Accommodation

Langlands stands alongside a quiet no through lane in the heart of the village and is a handsome stone building with a striking 2 storey front gable protecting a porch and the front entrance. There's also a side entrance with double electric gates which leads to a large, gravelled courtyard and the garaging. Internally the house has been extensively renovated and improved whilst retaining many original details including excellent flagstone flooring, window shutters, fireplaces, beams, oak, elm and old pine timberwork and all complemented by excellent decoration, good quality fittings and central heating There's lots of great living space with the accommodation of well over 4,000, sq.ft. This includes an entrance hall and a drawing room and sitting room divided by wide folding doors that open to create a 30 ft. plus reception room.

*

On the opposite side of the hall is a beautiful dining room with elm floorboards, an inglenook fireplace with a wood burner stove and an archway into the superb kitchen. This has a comprehensive range of units and appliances including a 4 oven Aga and a further integrated oven and microwave. Beyond the kitchen are an inner hall, a cloakroom and a large utility room with a door to a carport - easily adapted for further accommodation if required. Leading off the dining room is a quiet and comfortable snug. A feature of the reception rooms (and the kitchen) are the double french doors which lead directly into the landscaped gardens. On the first floor the principal suite is very special with a large bedroom with a Nash style window overlooking the garden, exposed roof beams and granary steps down to the courtyard. There are also a dressing room and a fabulous bathroom.

**

There is a secondary suite that again has a large bedroom, dressing room and en suite bathroom. Two more bedrooms have en-suite shower rooms, and the 5th bedroom is close to the family bathroom. (All the bathrooms are fitted and finished to very high standards.) Returning to the ground floor, double french doors open from both the kitchen and the snug to a paved and walled courtyard with access through into the annexe. This includes a sitting room with kitchen facilities, double bedroom and shower room. This annexe being ideal private accommodation for family/staff or as a guest cottage.

Outside

There is a large, gravelled courtyard sweeping round to an integral carport with an adjoining gym which could be re-instated as a garage or store. Behind the house, there are well landscaped attractive and manageable gardens with box hedging, high stone walls for privacy and maturing silver birch trees. Within the garden there is a newly added studio which has been used for a home cinema, games room and as home to the golf simulator. Within the studio there is a side-room which could be converted into a kitchenette, and a toilet. Beyond is a well fenced paddock with stabling. In all the property is around 3 acres.
