About the area

Upton Noble is a popular village located between Bruton and Frome. The village has many countryside walks branching out with some leading direct to Stourhead, a National Trust Property, and King Alfreds Tower which are both set in an Area of Outstanding Natural Beauty. There are monthly cafes, a pre school, primary school, village hall and a church. Upton Noble is just over 7 miles from Frome and under 4 miles from Bruton. Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus ‘Hauser & Wirth’ Art & Exhibition Gallery, the 'Osip', the ever popular dining experience ‘At The Chapel’, and of course an excellent choice of schools including Bruton School for Girls, King's School, Sexey's School and Sunny Hill Prep to name a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows. Further amenities within the town include a doctors surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés.

Church Cottage is a handsome detached house set in a picturesque position, just in front of the village church. The house has rendered elevations with a clay tiled roof, adorned by two prominent gable dormer windows. It is thought to date back to 1810 in parts, and enjoys many character features throughout. The front door enters directly into a welcoming entrance hall at the foot of the main staircase. The hall is finished to a good standard with floor tiles and LED spotlights. On the left hand side of the hall, there is an atmospheric sitting room with ceiling beams, an inglenook fireplace with inset wood burner and mullioned windows with shutters and window seats beneath. The room enjoys a double aspect making it surprisingly light and airy.

The kitchen, on the other side of the hall, is an excellent family oriented living space with space for a dining table in the heart of the room. There is an oil fired Rayburn set within an inglenook fireplace with a bread oven set within. The kitchen has a good range of fitted units an integrated oven and microwave, plus room for a dishwasher. Adjoining the kitchen, there is a garden room extension which has French doors out to the garden and two Velux windows above. On the first floor there are two double bedrooms, one of them having an en-suite shower room and a wardrobe. Also on this floor, there is the family bathroom which is finished to a high standard with a roll top bath, separate shower, basin and w/c. The family bathroom also has electric underfloor heating.

The third and fourth bedrooms are located on the second floor and are both large enough to fit a double bed. The rooms have impressive exposed beams and superb far reaching views towards King Alfreds Tower.

To the right hand side of the house there is off road parking which could fit two cars. Immediately outside the garden room there is an easy to maintain, partially walled garden which is fully enclosed and benefits from exterior lighting.
