APPLEWOOD, HIGH STREET, KEINTON MANDEVILLE, SOMERTON TA11 6ED

A unique, impressive and substantial four bedroom detached house with over 2700 sq. ft. of accommodation, set in a convenient location within this popular Somerset village close to Millfield School. Applewood was designed and built by the current owners to exacting standards using high quality materials and thoughtful construction to create a spectacular home, perfect for a family. The light filled accommodation includes an entrance hall, study/snug, kitchen dining living room, sun room, utility, studio, w/c, four large double bedrooms, one en-suite and a family shower room. There is ample parking to the front, and integral garage and to the rear is a beautifully landscaped south-facing garden enjoying excellent privacy.

About the area

Keinton Mandeville is an historic village, named in the Domesday Book and dating back to at least Roman times. It's a thriving and friendly village with a church, village stores, pub, farm shop, primary school and various clubs and societies. For more information see www.keintonmandeville.com. The nearby towns of Castle Cary, Glastonbury, Street & Somerton all provide a good range of facilities whilst Wells, Sherborne, Yeovil, Taunton, Bath and Bristol are all within easy reach. The A303 is a few miles south and Castle Cary Station has a regular mainline service to Paddington. There are good state and independent schools in the area including Ansford, Strode College, Crispin, Millfield, Wells Cathedral, Hazlegrove and the Sherborne and Bruton schools.

Accommodation

Completed in 2006, Applewood is constructed of reclaimed Blue Lias stone under a slate tiled roof with Iroka timber work and Blue Lias lintels. The roof structure is built from oak which internally gives a wonderful sense of character, contrasting with the masonry exterior. The property is well insulated throughout and has the modern convenience of under floor heating to both floors. High quality materials have been used throughout including Iroka internal doors and slate floor tiles to the ground floor. The Iroka front door sits centrally within the front elevation with glass panels on either side allowing light to flood into the entrance hall. To the left hand side of the hall is the snug room which has a dual view wood burning stove, shared with the living room. This is a cosy room, ideal for hunkering down in during the colder months. The snug would equally be useful as a study if preferred.

*

At the back of the house is the kitchen dining living room which is a superb open-plan living space spanning over 36’ in length. This room is ideally suited to social family living. There is plenty of space for a large dining table in the heart of the room and relaxed seating by the dual view fire at the far end from the kitchen. The kitchen itself is finished to a high standard with granite worktops, a Stoves range cooker with gas hob and electric ovens plus a wine cooler set into the kitchen island. Off the kitchen area there is a most useful pantry and a utility room housing the hot water storage cylinder and providing plumbing for utilities.

**

Connecting into the kitchen dining living room is the sun room which, within its Iroko framed structure, has expansive windows on three sides giving an excellent aspect of the garden, and french doors lead directly out. The studio leads off the kitchen too and, like the sun room it also enjoys lovely view of the garden and is natural well lit making it ideal for art or other similar hobbies. Accessed from the hall is the w/c and a cloaks cupboard.

***

The staircase has an eye-catching and elegant design with a curved wall rising all the way up to the roof broken only by small feature windows fashioned within the structure. Off the landing, there are four substantial double bedrooms, all with high vaulted ceilings and exposed timber beams. The master bedroom is most impressive of all with a Juliet balcony overlooking the grounds to the rear and an en-suite shower room. The further three rooms are serviced by the family shower room which is accessed from the landing.

Outside

The house is set back from the road with a low stone wall delineating the gravel parking area in front of the house leading up to the integral garage. The garage has an up-and-over door, light and power. To the left hand side of the parking is a lawned area and an Apple Tree, hence the property’s name. The South facing rear garden can be accessed from both sides of the house where there are pedestrian gates for privacy and security. Great care has been taken to create an incredibly well landscaped space at the back of the house with peaceful, private sitting areas, sun trap terraces and engaging flower and shrub borders. Along the western perimeter there are espaliered pleached Hornbeam trees which again add to the overall stylish feel and privacy of the garden.

-

In addition to the recent landscaping there are several mature trees too. Immediately outside the kitchen is a large paved terrace, basking in the afternoon sun, ideal for a summer BBQ. At the South-west corner of the garden is a useful wood store.

Services

Mains gas, water, drainage and electricity.
