Location

Polsham is a hamlet about 3 miles south of Wells and about the same distance north of Glastonbury. Squareacre is over half a mile from the main road being approached from a quiet country lane which leads to Godney and accessible countryside. Squareacre is a very desirable south facing property with the house standing well back from the lane within its own grounds

Description

Squareacre includes a handsome Edwardian house, enhanced by wisteria and climbing roses, which faces south across its lawned gardens, bounded by mature trees, hedges and substantial timber fencing. It has views across the beautiful countryside to Glastonbury Tor to the south and the Mendip Hills above Wells to the north. A paved drive sweeps in through double timber gates and continues through the garden to a large parking area flanked by the house and a small orchard area. The house has brick elevations under a tiled roof and has comfortable, easily managed accommodation designed for country living.

Accommodation

Entrance is into a hallway with tiled flooring, a boot room and the staircase. Adjacent is the conservatory surrounded by a terrace of timber decking. Both the sitting and dining rooms have Jetmaster fires on slate hearths with wood mantlepiece surrounds. The kitchen/breakfast room is the heart of the house. It has a tiled floor, a stable door to the utility room and a well fitted kitchen area. This has fitted units, a larder and appliances including a dishwasher and a gas double oven and hob. There’s also plenty of space for a breakfast table. The utility room has a Belfast sink plus space and plumbing for a washing machine. There is a covered well which is fed from natural spring water situated in the utility floor. Leading off are a bedroom (with double French doors to the garden) and a shower room. (This bedroom is equally suited as an office.)

First Floor

There are 4 bedrooms and a family bathroom on the first floor. One of the bedrooms has an en suite shower room, one has a dressing room and French doors to a balcony, and one has a study area and sleeping shelf.

Outside

In front of the house is a large lawned garden sheltered and screened by Walnut and Eucalyptus trees. An interesting detail is an owl box used by Tawny Owls At the back of the house is an enclosed yard and store building. This is linked to the bedroom by the roof and could easily provide further accommodation if needed. Beyond the yard are lawns and terraces and a small rose clad store shed.

Outbuildings

There is an excellent triple garage /workshop with services, a 5m inspection pit and a resin floor. At the end of the building is a store shed. Close by is a barn with Yorkshire boarding and is ideal for storage and easily used as stabling. Also, it has a concrete yard.

The land and wildlife.

Beyond the buildings are a paddock and the meadow of permanent pasture. The owners currently maintain a small flock of sheep and the land is ideal for this use and also for equestrian use. The wildlife is exceptional in this area and is renowned for the murmuration of starlings and the variety of birdlife including owls, geese and hawks. There are many Swans and standing below flying Swans is a wonderful experience. Nearby are various nature reserves and there are many droves and footpaths ideal for country access.
