Positioned within the pretty village of Sutton Montis; historically the village is thought to be one of the sites of Arthur's legendary Camelot. The countryside that surrounds the village is extremely attractive and has wonderful walking, riding and sporting opportunities. The neighbouring villages of Corton Denham and South Cadbury both have public houses and again are picturesque. The village of Queen Camel is within easy reach and has a pub, village shop, primary school and doctors surgery.

The region is well known for its public and private schools with the Sherborne Schools, Bruton Schools, Millfield, Hazlegrove and The Gryphon secondary school in Sherborne, which is well regarded. Orchard Cottage is an extended period property now requiring refurbishment to revive its former splendour. There is vast amounts of potential to improve the current dwelling and further opportunity to extend, subject to obtaining the necessary consents. Given the condition of the property, it is likely that buyers will need to have cash funds available. The property is not listed.
Entering through the front door you walk into an entrance hall which in turn opens into the dining area which could equally be used as a welcoming reception hall. Off the hall is a w/c.
The kitchen to the left of the dining area has ample room for a kitchen table, flagstone flooring and a triple aspect allowing the light to flood in. The sitting room has character too with a fireplace in the heart of the room and exposed ceiling beams. Adjoining the sitting room is a lean too extension which was formerly used as the utility.
Upstairs there are two double bedrooms and a large single room. In addition there is a bathroom with bath, basin and w.c.
Leading off the lane is a parking area which currently provides room to park up to three vehicles. With some additional landscaping this area could easily be enlarged too.
At the back of the cottage is a long stretch of garden, currently requiring clearance and TLC but with the backdrop of the surrounding rolling hills, this could be a really beautiful spot to enjoy. Hedgerows surround the garden offering good privacy.
Mains water, drainage and electricity. Oil fired central heating; the boiler is currently not working, however.
