OLD VICARAGE, ST. THOMAS STREET, WELLS, BA5 2UZ

A charming and very appealing Gothic Victorian house in a quiet, peaceful setting close to St. Thomas Church and a short walk from the Cathedral. This property is the major part of the original Vicarage and includes the principal reception rooms and plenty of bedrooms. The accommodation includes a porch, hall. cloakroom, dining room, drawing room, sitting room, kitchen/breakfast room, 5 bedrooms and 3 bathrooms. Outside is a sunny south facing garden, parking areas and a garage.

Location

St. Andrew Street lies immediately on the northeast side of the Cathedral and joins St Thomas Street which runs uphill eastwards. It's within a conservation area and is one of the oldest residential areas in Wells and as one would expect comprises mainly period properties. All benefit from being within a short walk of the Church of St. Thomas, the Cathedral, Market Place and High Street. Many of the schools are also within a short walk. The Old Vicarage lies just beyond St Thomas Church in a quiet cul de sac of just a handful of properties including the other two parts of the original Vicarage and which are now independent, separate homes.

The Vicarage

In the mid 19th century St. Thomas Church and the Vicarage were designed by the well-known Victorian architect S.S.Teulon. The Vicarage was built in the Gothic revival style with local grey and red stone with Bath stone dressings in polychromatic design, a Welsh slate roof, stone chimney stacks, offset buttresses and stone mullioned and sash windows in quoined ashlar surrounds. The original Vicarage was later divided into three parts which are all independent homes. These being Old Vicarage, East Vicarage and Vicarage Cottage. The three parts of the original Vicarage are all Grade ll listed.

Accommodation

The generous accommodation has great charm and retains many period and ecclesiastical details. There’s lots of living space and plenty of bedrooms and bathrooms. An outer storm porch opens to a hall and already the character of the property is evident. Off the hall is a cloakroom and a doorway opens to a dining room which has a fireplace and opens to the stairwell. This room is at the centre of the house with the other 3 main rooms leading off.

*

The drawing room is a delightful room having a large bay window, fireplace and bookshelves. The adjacent sitting room is a similar size again with a fireplace and bookshelves. Both rooms enjoying south views over the garden. The heart of the house is the large kitchen/breakfast room with a larder, fitted units, appliances and space for a big table and chairs. On the first floor are 5 bedrooms and 3 bathrooms. The main bedroom having a walk-in wardrobe area and an en suite bathroom.

Outside

A lane leads in from St. Thomas Street, passes the north side of the Vicarage and continues to the original Coach House and beyond to two private houses. The Old Vicarage has room to park 2 cars in an area across the lane from the front door. It also has a garage in the Coach House yard and space to park in front of the garage. On the south side of the house is a lawned garden with a side garden which leads to the lane, and which could provide further parking.

Other points

The Cottage has mains services connected including gas, water, electricity and drainage. Gas central heating. It is for sale freehold (with a flying freehold over a part) and has a right of way over the cul de sac lane to St Thomas Street.
