Orchard House, Ditcheat, BA4 6RB

A wonderful family home in a quiet position in the centre of Ditcheat. The spacious accommodation includes an entrance hall, sitting room, kitchen & dining room, utility, ground floor shower room, four bedrooms and a family bathroom. Outside there is a low maintenance garden and parking area and summer house.

About the area

Well known for being the home of Paul Nicholl’s racing stables and also Barber’s farmhouse cheese, Ditcheat is a very popular and ancient village (mentioned in the Doomsday Book as belonging to Glastonbury Abbey) 10 miles south of Wells and 3 miles north of Castle Cary with its main line service to London. These and the other nearby towns of Glastonbury, Shepton Mallet and Street all offer ample facilities. The village has a primary school, church, a very good pub and restaurant. There are good state and independent schools in the area including Ditcheat and other primary schools, Ansford, Hazlegrove, Millfield, All Hallows, Wells Blue School, Strode College, Crispin, St. Dunstans, and the Bruton and Sherborne schools. There are many footpaths and bridleways nearby giving access to the wonderful bordering countryside.

Accommodation

The property is surprisingly spacious, providing plenty of living space for a family and is in a cracking location in close proximity to the village primary school and indeed The Manor Inn. The front door enters an entrance hall and on the left hand side is the sitting room. This is a comfortable room looking out to the garden and plenty of character in the form of painted ceiling beams and flagstone floor tiles. On the other side of the hall is the recently updated l-shaped kitchen and dining room. Within the kitchen are an excellent range of fitted units with wooden worktops and an inset gas range cooker. There is a Belfast sink within the units with a window above looking out to the garden. Further storage and worktop space is provided in the kitchen island. There is plenty of room for a dining table at the end of the room by the french doors.

*

At the back of the house is a utility room with further storage cupboards and plumbing for utilities and at the end of the utility a door opens into the shower room. Upstairs there are four bedrooms and a family bathroom. The bathroom is stylised finished off with pretty wall tiles and has a bath, basin and w/c.

Outside

The garden is predominantly laid to gravel for easy maintenance with a decked seating terrace perched in a sunny spot just outside the french doors of the kitchen. There is an incredibly useful summer house with light and power, internet capabilities and french doors out to the terrace. This would make a superb work from home space if desired. There are parking spots at the entrance to the property just outside the garden fence. Timber gates lead into the garden if further repacking is required.
