This exceptional, contemporary house includes a reception hall, sitting room, family sitting room, a galleried kitchen & dining room, study (or 5th bedroom), 2 bedrooms with dressing rooms, shower room, 3rd bedroom, bathroom and a generous main bedroom suite including an en suite shower room (in all 4/5 bedrooms and 3 bath or shower rooms).

Outside are a detached garage building and ample parking. The property totals just under half an acre with delightful landscaped, well planted grounds.

Moorlinch is an idyllic small English village with a collection of farms, houses, cottages and a friendly, socially active community. It stands in beautiful and unspoilt countryside, well away from busy roads which are within a short drive and provide good access to the major centres

The End House is a fine, substantial building being the result of a redevelopment about 20 years ago of a more modest home. The current house sits comfortably amidst its gardens with great privacy and fine views across the village to the 13th century Church. The house is well designed, south facing and has large windows resulting in it being flooded with sunlight. The internal arrangement with galleried landings, above the hall and dining room, maximise this benefit resulting in light and airy accommodation throughout. It’s well appointed with double glazing and LPG gas central heating with underfloor heating in part and radiators elsewhere.

The front door opens into hallway with oak flooring, a cloaks cupboard and a wine store. The family sitting room is central and has fitted bookshelves and cupboards and a central fireplace with a wood burning stove. The 27ft. plus tiled, kitchen and dining room is a great room with a gallery above the dining area, a double aspect, large windows and double French doors into the garden. The kitchen area is well fitted with an extensive range of cupboards, oak worktops, a breakfast bar, twin sink unit and appliances including a range cooker, extractor and dishwasher. Approached from the kitchen is a utility room with a sink unit, cupboards, space and plumbing for a washing machine and a large cupboard containing the water cylinder and boiler. To one side a door leads to a cloakroom with handbasin and loo and to the other side a door opens into a boot room with a door into the garden.

Returning to the hall and corridor leads to a shower room and two bedroom suites. The shower room has a large walk-in shower area. The bedroom suites both include a dressing room (suitable as study areas) and have double French doors to a garden terrace. On the first floor is the welcoming triple aspect sitting room with lots of space and great views. Adjacent is a study which could also be used as a fifth bedroom. Also on this floor is the 4th bedroom (with fitted wardrobes), a large bathroom (with shower area and bath) and the main bedroom suite. This has fitted wardrobes in the bedroom and the en suite bathroom has fitted units surrounding twin basins.

The property is approached over a small driveway shared with the adjacent cottage and which also gives access to the neighbouring field. At the entrance to The End House are timber pedestrian and vehicle gates which open to a gravelled driveway, bounded by flower and shrub borders. This drive provides ample parking, leads to a garage block and has a pathway to the front door which is on the northern side.

The gardens surrounding the house are absolutely stunning having been landscaped, well stocked and lovingly tended over many years. There are terraces in various parts, placed to maximise or minimize the sunshine, depending upon the weather, a level lawn, herbaceous borders, rose beds, yew and box hedges, wisteria on the south house elevation and a summerhouse. A garden which must be viewed to be fully appreciated. An added benefit is the rainwater harvesting system with a discretely buried water reservoir tank.

Other points

Freehold. Mains water and electricity. Private drainage. LPG gas central heating. Underfloor heating in the hall, kitchen & dining room, utility room, cloakroom and boot room. The house is for sale including items listed, fitted carpets, curtains and light fittings. The Council Tax Band is E £2,243 (pa currently). The property is not in a conservation area and there is no flood risk.
