Location

Shapwick House is a private country house which built by Glastonbury Abbey in the early Tudor period. The Grange comprises the western wing and is one of several entirely separate and independent houses formerly part of the estate. A private drive leads from a quiet country lane to the house which faces south with lovely views. It is noteworthy that near the entrance of the driveway is access to a network of miles of footpaths through the unspoilt surrounding countryside. This includes one path which leads to the nearby Nature Reserve.

Description

The main section of the house dates from the Stuart era with Victorian additions and later additions. It’s stone built with slated roofs and retains many original details including mullioned windows, flagstones and fireplaces. These are complemented by contemporary details including an Aga and oil central heating. All combine and produce a unique warmth and appeal. The principal reception room is the stunning 31 ft. drawing room which has a large inglenook fireplace with a wood burning stove, bookshelves, the front staircase and double French windows leading out into the garden. The sitting room is equally comfortable having a large fireplace together with an archway into the very pretty dining room. A door leads into the kitchen & breakfast room which is also approached from the hall and has the back staircase. There are lots of fitted kitchen units, a central island with a ceramic hob and also an oil fired Aga. Leading off is a large utility/back kitchen again with lots of storage units and beyond is a cloakroom with a loo.

First Floor

The staircase from the drawing room leads to the front landing and the magnificent master bedroom with en suite bathroom together with stunning yet incredibly peaceful views of parkland and the 500 year old cedar tree that presides over the garden. A further stairway leads to a quaint but very charming bedroom on the second floor. The front landing links with the rear landing approached by the staircase from the kitchen. This landing serves two further good sized bedrooms and a large bathroom with free standing bath. In all there are 4 bedrooms and 2 bathrooms.

Outside

There is a large 27 ft garage and above it, approached by an external stone staircase, is a similar size studio or office. In front of the house is a mature, well stocked and tended English cottage garden with expansive views and privacy. On the other side of the driveway is a further grassed area which provides plenty of parking and tucked away is a compost and potting area.

****

Around the house are idyllic courtyard gardens with flagstones, cobbles, rose trees, shrubs and high walls and fences clad with climbing hydrangeas, clematis and Chilean potato tree plants. All with great privacy and creating areas perfect for al fresco dining, relaxation and perhaps simply reflection. The house sits in an area of outstanding beauty with the famous Shapwick Nature Reserve within easy walking distance. The estate is peaceful and private, but the few neighbours in the surrounding houses ensure that there is a valuable element of security at all times.

Other points

The property is freehold and with Shapwick House is Grade ll* listed reflecting its superb historical and architectural quality. Council Tax Band (E). Mains water and electricity. Private drainage.
