The Old Vicarage is a magnificent family home of substantial proportions with beautiful period details and sympathetic interior design. The current owners have taken great care to improve the accommodation whilst maintaining the original charm and character of this handsome Victorian property. Alterations include adapted and updated heating and electrical systems, replacement of almost all of the external windows to new double glazed aluminium units and refurbishment of bedroom suites - the long list continues and can be made available upon request. Typical of it’s era, the property has wonderful high ceilings, wide hallways and well proportioned rooms; many with ornate cornicing, stained glass windows, ceiling roses with chandeliers and timber floorboards.
The front door enters a large hallway which connects the main living rooms of the house. Along the hall are lovely flagstones and through the mullioned windows is a pretty view of the village church. Leading of the hall are three large reception rooms each with their own individual decorative design and each having a fireplace in the focal point of the room - most worthy of note being the roaring fire in the dining room where there are unique engravings to the stone work of the mantel.
The kitchen has been updated and now has an excellent range of wooden units with granite worktops above. There is a gas fired Aga and separate newly installed Rangemaster cooker. In addition there is a breakfast bar and integrated fridge and dishwasher. Off the kitchen is a superb garden room with a vaulted ceiling, french doors leading out and a cracking view over the garden towards the mill stream.
Also on the ground floor are a study, utility, pantry and cloakroom.
An stunning spiral staircase leads up to the first floor where there are five bedrooms, 3 refurbished bath/shower rooms and a loo. The luxurious master bedroom and guest suites have also been totally refurbished, exuding style. Great thought has been taken to ensure no two rooms are designed the same, each has their own individual style and elegance.
A beautifully ornate cast iron spiral staircase rises to the second floor where there is a magnificent loft suite with a large main room, well suited for a variety of uses and an adjoining bathroom with roll top bath, basin and w/c. Off the main room is an attic area housing the water tanks and providing additional storage.
Newly installed electric gates open onto the gravel driveway which wraps round to the turning circle in front of the garage. A large gravelled area provides parking for several cars and further parking can be found in the garaging where there are three open fronted bays and a fourth bay with timber doors. Within the pretty gardens are lawns, rose and shrub beds, mature beech and walnuts trees and quiet, secluded seating areas. The lawn itself has been completely re-laid following the installation of a new LPG gas tank which supplies the updated central heating systems within the property; so too was the driveway, and the turning circle is a totally new addition.
The gardens are partially walled and exceptionally private throughout. Along the westerly boundary the gardens are bounded by a delightful mill stream and beyond are wonderful views of the orchards.
In total, the gardens and grounds amount to just over half an acre.
LPG gas fired central heating provided by both the central heating boiler and Aga. Mains water, drainage and electricity.
