An absolutely splendid house in the heart of this popular village a short drive from the towns of Street and Glastonbury.
This extremely handsome house with its Georgian style has fabulous accommodation of about 3,600 sq.ft. which is appointed and finished to an exceptionally high standard. This includes a reception hall with a cloakroom, sitting room, family room, dining room, study, utility room and a superb 33ft. kitchen/living/breakfast room.
On the first floor are 4 bedrooms all with en suite bath/shower rooms.
Outside are parking areas, a large garage and easily managed gardens with plenty of privacy.
The property is situated within the village and well away from any busy road. It stands well back from a lane and looks out across its lawned garden to the Walnut Tree and mature hedges.
The house has been extensively improved in recent years and has a classical design with a front portico, rendered elevations and a slated roof. There are long life Accoya (100 year guarantee) fascia boards, aluminium rainwater goods and slate widow cills,
Internally Accoya wood has again been used for many of the doors, architraves and skirtings whilst others are of oak as is the fine staircase. In the master bedroom the fitted furniture is of American Walnut and the study is fitted with Cherry wood.
These architectural details are enhanced by double glazing and gas central heating which result in an admirable EPC rating of 75 Band (C). Other technical matters include new plumbing and wiring, the installation of top specification CAT 6 cabling throughout and fittings with LED lighting.
As would be expected the kitchen and bathrooms are well equipped.
Another major feature are the many windows (several being full height) and large french doors which flood the house with sunlight making it very light and airy.
Walnut Tree House has bags of living space with considerable style and well proportioned, generously sized rooms. The large reception hall has oak flooring and a cloakroom with a loo and basin. The sitting room has a stone fireplace with a gas fire and a wide archway which leads directly into the family room which has French doors to the garden terrace.
The two rooks combine to make a wonderful 33 ft reception room, perfect for family gatherings and parties. The adjacent dining room also has French doors to the terrace. The study is next to the entrance and is a neat room fitted with Cherry wood bookcases, cupboards and desk.
The heart of the house is the superb “wow” 33 ft. (10m) kitchen and breakfast room which has a sunny double aspect, a tiled floor and an extensive range of units, a central island, granite worktops and two inset sinks with an Insinkerator. Appliances include a 4 oven oil fired Aga, built in Miele oven, Miele combination microwave/oven, Miele electric hob, fridge and freezer.
In addition, there are window seats, floor to ceiling windows, French doors, plenty of space for a breakfast table, chairs and sofas and there also double doors into the dining room. Off the kitchen is the well fitted utility room
On the first floor the main bedroom suite has an extensive range of fitted furniture and an en suite bathroom with a large walk-in shower, twin basins and marble tops. The other 3 bedrooms all have en suite bath/shower rooms and two have fitted wardrobes.
A tarmac drive leads into the property through a gated entrance with stone pillars and continues to a parking area and the large garage (33ft./10m). The front garden is bounded by stone walls, timber fencing and mature hedges. It’s mainly lawned with shrub borders and of course the Walnut Tree.
On the far side of the house is a lawned garden with privacy and an open west facing aspect which gives lots of sunshine onto the large, paved terrace. This is approached from the house by the French doors in the main living areas. The garden again is bounded by stonewalls and mature hedges.
