A comfortable and spacious house in a quiet cul de sac near the centre of Wells

A very pleasant and really appealing house enjoying a quiet setting in a peaceful residential cul de sac in walking distance of the centre of Wells.

The house has lots of great roomy living space and totals around 2,000 sq.ft. This includes a hall, a 25 ft. sitting room (French doors to the south facing garden), a 25ft. open plan, kitchen & dining room, a garden room, cloakroom/utility room, 3 bedrooms, en suite shower room and family bathroom.

Outside is a garage/store, garden shed, summerhouse, lots of parking with an “in and out” drive and a sunny mature garden.

Ash Grove is a very pleasant residential area off of Ash Lane on the northern side of Wells and just a half mile walk to the Market Place and Cathedral. It is a small no through road of individual detached houses and No. 11 has a great position being tucked at the end of the cul de sac with little passing traffic.

The house is approached from the cul de sac with a highly convenient “in and out” tarmac drive flanked by beech hedges and a garden wall. Inside the rooms are spacious and most have south facing windows which makes the accommodation light and airy. One strong feature of this house is the extensive storage with many fitted cupboards and bookcases In addition it has double glazing and gas central heating. The front door opens into a wide hallway with fitted store cupboards, the staircase and plenty of space for coats and boots. The large sitting room has a double aspect, french doors, a fireplace, built in bookshelves cupboards and a door leading through into the garden room. This is 20 feet in length with a double aspect and a door into the garden.

The open plan kitchen & dining room is again a large double aspect room 25 feet in length. The kitchen area has fitted floor and wall units, a Belfast sink, dishwasher and a large Range cooker with gas hob and gas and electric ovens and a tiled backing. The dining area has plenty of room for a table and chairs together with more fitted units. A door leads from this room to a side pathway which links the front and back gardens and provides useful storage space particularly for recycling bins etc. Also off the main hallway is a cloakroom/utility room with a sink unit wc the gas central heating boiler and fitted shelving.

First Floor

On the first floor are three bedrooms and ensuite shower room and the family bathroom. The main bedroom has lots of space including several fitted wardrobes and enjoys a double aspect. It has a large en suite with a shower, basin and wc. The second bedroom also has fitted wardrobes and the bathroom has a bath, basin and wc.

On the sunny south side of the house is a mature garden. There’s a paved terrace, perfect for relaxation and outside meals, being approached from French doors in the house. Beyond the terrace are a lawn, trees, shrubs, shed and summerhouse.

About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course.

Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, All Hallows, Downside and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary (25 minutes drive) and Bristol International Airport is 35 minutes drive away.

From our office continue to the junction and turn right. Continue through the lights, pass the petrol station, turn left at the mini roundabout, pass Waitrose and turn right at the lights. Continue and take the first left into Milton Lane following to the top and turn right into Ash Lane. Take the first right into Ash Grove and number11 can be found on the right hand side at the bottom.
