About the area

Butleigh is one of the most popular villages in the area just a few miles south east of Glastonbury towards Castle Cary. The house is in easy walking distance of all of the village’s amenities. Butleigh has a population of around a thousand, a thriving general stores shop and post office, an active church, a very well regarded nursery and primary school, an excellent pub (good food) and various societies and organisations including a local cricket club. Street is the nearest town and is increasingly popular as a shopping centre. Also in Street is Strode Theatre (only 10 minutes away) with regular exhibitions, "Live on Stage" professional and amateur events, mainstream and arthouse films and streamed "Live on Screen" opera, ballet and theatre.

*

Practically as close is Glastonbury and its dominant landmark, the Tor. The town grew up alongside the Abbey and is now a small but thriving town and a major tourist venue. Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000 with its market place surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. There are excellent state schools including the primary school in the village, St. Dunstans, Wells Blue School and Strode College. The independent sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. Mendip View sits on the outskirts of the village whilst remaining within easy walking distance of the local amenities. Wood Lane is a quiet lane leading out to the surrounding countryside with lovely walks easily accessed from your doorstep.

Accommodation

Mendip View has been improved and extended over the years to provide the lovely home as it currently stands. Despite the alterations the house still offers vast amounts of potential to further improve or indeed extend subject to obtaining the necessary consents. Steps lead up to the front door which enters into a dining room extension carried out by the current owners in 2015. Along the entire eastern aspect there are windows allowing the light to pour in. This is a superb room for entertaining and has been utilised for many a gathering. The sitting room is also light and airy thanks to the dual aspect. In addition there is an open fire for those colder winter months.

The kitchen & breakfast room sits at the rear of the house and enjoys delightful views over the gardens. Within the kitchen are a great selection of drawers, cupboards and units for storage set beneath Granite worktops with a sink, space for a dishwasher and an electric twin oven Aga. The breakfast area has comfy seating on three sides and plenty of space for a table. Across the inner hall is a large pantry with ample shelving for storage. Being much larger than your average pantry this could equally be utilised as another study or indeed bedroom if required. The main study sits at the end of the corridor and again provides scope for bedroom use for extra guests. There is a utility which houses the oil fired boiler, a sink with storage beneath and has plumbing for a washing machine. A door from the utility leads out to the garden.

**

The ground floor bathroom has been recently modernised and has a bath with overhead electric shower, heated towel rails, basin, and w/c. The two main bedrooms are on the first floor, both enjoying lovely aspects. The bedroom on the northern side enjoys the best views of all. Beyond the garden you can see across the village towards the Mendips - hence the property’s name. Within both bedrooms are built in wardrobes. Also on the first floor is a shower room with floor and wall tiles, a shower, basin and w/c.

Outside

The gardens and grounds are where the property really comes into it’s own. As you enter the grounds, a gravel driveway is flanked on one side by mature hedgerow and the other by a beautiful flower border bursting with vibrant colours. The driveway leads round to a large hardstanding which offers parking for several vehicles. By the hard standing is a car port and a superb large outbuilding which could provide workshop use, storage or perhaps be converted into ancillary accommodation subject to planning. The current owners enjoy almost complete self sufficiency when it comes to fruit and vegetables. There is a substantial fruit cage for berries, a brand new 5 metre long greenhouse and a wonderful orchard area. Within the orchard there are cooking and eating apples, pears, quinces, plums to name just a few.

_

In addition to the productive gardens there is a large bank of 16 solar voltaic panels which feeds back into the national grid to give the owners a tariff each year which covers much of the running costs of the home. The rest of the gardens are truly beautiful and give a great feel of adventure as you meander through. They enjoy total privacy, seclusion and security with wildlife aplenty and extensive varieties of mature shrubs, flowers and trees everywhere you look.
