About the area
West Lydford is a small Somerset village in beautiful countryside between the towns of Wells, Somerton, Glastonbury and Castle Cary. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance and Castle Cary station (10 mins) has a main rail line to London. There are good state and independent schools close by including Keinton Mandeville C of E primary, St. Dunstan’s, Wells Blue School, Crispin, Strode College, Millfield, Sherborne, Wells Cathedral, the Bruton schools, Downside and Hazelgrove.
The village is centred on the old Church and bridge over the River Brue and has a very active community with a good number of societies and organisations. Within a few minutes are a post office and a small local supermarket which also provides newspapers, off licence etc. There are many good pubs and restaurants in the area, too numerous to mention
Willow Bank Barn has access from the A37 and stands well back facing due south. From the access a recently re-surfaced driveway leads in to the property. A timber fence and double gates protect the immediate forecourt and to the side is a large triple open fronted timber garage.
Originally converted from stone barns the house has great style and character and very spacious accommodation which is also flexible.
Currently it's used as one roomy home but can also easily provide a self-contained annexe and is also ideal for B&B.
The front door opens into an entrance hall and to the right is the large kitchen and breakfast room. This has a double aspect with French doors to the garden, a tiled floor, an extensive range of fitted units, a double sink, tiled splash backs and tiled work surfaces. Appliances include a Cookmaster Leisure range cooker (seven hobs, ovens), an extractor and a waste disposal unit. Off the kitchen is a utility room with a tiled floor, the central heating boiler and plumbing facilities.
To the left of the entrance hall is the luxurious master bedroom suite which has a walk-in wardrobe and a very well appointed en suite shower room. This has floor and wall tiling, a large double shower cubicle with an Aqualise shower, wc and hand basin.
Leading from the kitchen is an inner hall area with glazed double doors opening to a study with fitted bookcases. From the inner hall a door leads into a large double aspect dining room with exposed beams and currently in use as a sitting room (furnished as a sitting room in the accompanying photos). Beyond is a further entrance hall which has a staircase and access to two further bedrooms and a recently refurbished bathroom. This has part tiled walls, hand basin, wc and a bath with a shower attachment and screen.
The staircase rises to a very pleasant and very light and airy triple aspect sitting room with great views. The room also has a delightful high domed ceiling, exposed beams and a wood burner stove. Off this room is a storeroom which could be developed for use as a kitchenette if required.
On the far side of the house is a really lovely level garden with a greenhouse, a large timber shed, two smaller sheds and a log store. The garden includes, lawns, herbaceous flowerbeds, vegetable beds and mature trees and shrubs. A major feature is the superb summerhouse which faces south across the gardens to the house.
