Accommodation includes a hall/dining room, sitting room, garden room, kitchen, 3 bedrooms, a wet room and an integral garage. There’s also potential to extend, subject to all necessary consents.

The bungalow has charming rural views and stands in a splendid mature landscaped garden which includes ample parking space.

Orchard End has a lovely, quiet location on the outskirts of this friendly village and within easy reach of all the amenities. It’s also close to a large network of public footpaths which give wonderful access to the idyllic and unspoilt surrounding countryside.

The Bungalow stands in its own gardens with good, well maintained hedges which give plenty of privacy. The accommodation is well arranged and has double glazing and oil central heating. The front door opens into a porch with a tiled floor and a glazed door leads into a large reception hall/dining room with plenty of space for a dining table and chairs. To the left a door leads into the sitting room which has a large picture window with wonderful views, a stone fireplace and side alcoves. Adjacent is the kitchen which has a tiled floor, sink unit, fitted floor and wall units and tiled splashbacks. Integrated appliances include an electric hob, extractor and double oven. There’s also a pantry.

Off the kitchen is a garden room which is a combined utility and sitting room. There are cupboards, work surface, stainless steel sink unit, space for a washing machine and dryer and also room for a couple of chairs facing into the garden. A door leads from this room into the into the garage which has the oil boiler, an electric roller door, power and light. The remaining accommodation includes 3 bedrooms and a wet-room with a tiled floor and walls, shower area, hand basin and wc.

Outside A drive leads in to the property and to the garage and there’s an adjacent parking area. The Bungalow has an excellent position near to the centre of its garden which has been lovingly landscaped and tended for many years and is an absolute delight. There are lawns, terraces, pathways, a timber pergola, an area of topiary, flower beds, herbaceous borders, beech hedges, and numerous specimen shrubs and trees. This is a garden which must be viewed to be fully appreciated.

About the area

Baltonsborough is a popular village between Glastonbury and Castle Cary. It has a thriving community with a church, primary school, pub and an excellent shop and cafe. Glastonbury’s past and present are linked with the dominant landmark of the Tor and dates back into the times of legends. The ruined Medieval Abbey is in the centre of this thriving local town, which is now a major tourist venue. Locals and visitors alike enjoy the variety of shopping that Glastonbury provides. Castle Cary described by Sir Nikolaus Pevsner the eminent architectural historian, as Somerset’s prettiest town, lies in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques.

On the outskirts of Castle Cary is the railway station with its direct line to London Paddington and the A303 road link is a few miles south. Street and Wells are also within a short drive and Bath, Bristol and Taunton are in commuting reach. In addition to the local primary school in Baltonsborough (Ofsted rated ‘good’ in 2014), there are excellent state and independent schools nearby including St. Dunstans, Strode College, Wells Blue School, Wells Cathedral School, Hazelgrove, the Bruton and Sherborne schools and, of course, Millfield (prep and senior schools).

From the Greyhound pub in the middle of Baltonsborough go southwards along Martin Street for nearly half a mile. The first lane to the left is Lubborn Lane and Orchard End is in the elbow of this junction.
