A charming period cottage with a sunny garden in a quiet setting within 800 yards of the Cathedral

A quite delightful cottage enjoying a tucked away location within easy walking distance of the Cathedral and the High Street of Wells.

The house has a very pleasant southerly aspect and looks out across its garden. The comfortable accommodation includes a sitting room, living room/dining room, kitchen & breakfast room, utility room, ground floor bathroom and on the first floor two bedrooms and a large shower room.

Outside is a very pretty and sunny south facing garden.

Beryl Lane is a small cul-de-sac lane which leads off Bath Road at the top of St. Thomas Street. It’s a quiet, very pleasant residential area within about 800 yards hundred yards of the Cathedral and in walking distance of most of the amenities. No.2 is one of a pair of semi-detached houses with No.2 being furthest away from the lane with pedestrian access across the garden of No.1 to its own garden.

This is a is good looking house with rendered elevations under a slated roof. Being south facing it gets lots of sunshine and is light and airy. It also has bags of charm and appeal plus partial double glazing and gas central heating. There are radiators and underfloor heating in the kitchen. The characteristics which enhance its identity include picture rails, fireplaces and tiled floors throughout most of the ground floor with floorboards in the sitting room and throughout the first floor. The sitting room has a large bay window and a fireplace with a wood burning stove. The living room (or dining room) also has a fireplace and the staircase and a door into the kitchen & breakfast room which is the heart the house. The kitchen has plenty of painted fitted units, stone worksurfaces, tiled splashbacks, shelves, a double Belfast sink, a dishwasher and a cooker with an extractor above (both “Stoves”). There are also Velux roof lights, plenty of space for a table and chairs and double French doors to a large covered porch area.

Also, off the kitchen is a utility room with a Belfast sink, fitted units, plumbing and space for a washing machine and a door into a bathroom. This has panelling and a double ended bath on ball and claw feet. On the first floor are two good double bedrooms (with views to Tor Woods) and a shower room with a large walk in tiled shower area. The landing has access to the loft which can provide lots of storage.

A lot of work has gone into the garden which is very pretty and productive. There are lawns, flower beds, shrubs and raised vegetable beds. At the end of the garden is a timber shed and a studio. This studio is well insulated and heated and has served as a home workshop and an occasional bedroom. It’s a big asset.

From Wells city centre follow signs for the B3139 The Horringtons into St Thomas Street. Take the second turning on the left into Beryl Lane and the property can be found on the left hand side and accessed via a path over 1 Hillbury Cottages. We would suggest parking in Bath Road or St Thomas Street and walking up Beryl Lane.
