A charming country cottage with bags of character and a good location in this popular village just a mile or so west of Wells en route to Wedmore.

The property enjoys great privacy with southerly aspect looking out across its gardens to the beautiful hillside and countryside beyond. The accommodation includes a large garden room which stretches across the south elevation and is a great living space. In addition there are a kitchen/breakfast room, 2 sitting rooms and a snug which can also be a 4th bedroom. Upstairs are a landing, 3 bedrooms, a bathroom – and not least – fabulous views.

Outside there’s a large walled courtyard with an outbuilding and space for parking a good number of cars. A doorway in the wall opens to a delightful mature garden

About a mile west of Wells in the small village of Wookey which has a well regarded primary school, church, 3 pubs (good food) and a village hub/cafe. In addition it has a friendly welcoming and active community. Hillside Cottage is set on the edge of the village at the entrance to Castle Lane near to the school and in easy reach of all the other facilities. A pavement leads safely to Wells, which is within walking distance.

Hillside Cottage has the character and charm one expects with a period building dating back to 1826 and also benefits from oil fired central heating and double glazing installed only two years ago. Whilst there’s a front door on the north side of the cottage the most used access is from the courtyard, through the garden door and to the garden room. This is a large, delightful living area running the full length of the cottage and giving a wonderful outlook over the garden and hills beyond. The room has features including stonework and pine floorboards and is used as a dining and living room. At the far end is the doorway into the kitchen. This has a tiled floor, fitted (reclaimed pine) units, stone and brickwork, sink unit, tiled splashbacks and an old original bread oven.

Approached by double doors from the garden room is a comfortable sitting room with beams and an inglenook with a wood burning stove. The middle sitting room is a quiet area with the formal front door and the staircase. A door opens from this area into a snug which is equally suited as a study or indeed as a 4th bedroom if required.

First floor

There’s a long landing with an airing cupboard and which serves 3 bedrooms and a bathroom. The main bedroom is a good size with a high vaulted ceiling with exposed beams, floorboards and a fireplace. The second bedroom has a fitted wardrobe and the middle bedroom has Velux roof lights. The bathroom has reclaimed pine panelling, a hand basin, wc, shower cubicle and a bath.

To the side of the property is a gravelled parking area for several cars with an attractive decorative lamp post at the entrance. There is also a useful small stone outbuilding and shed. A wooden gate leads from the parking area to the mature garden. This is mainly lawned lawn interspersed with established trees and shrubs and with various sitting areas and terraces and stunning views across Ben Knowle Hill.

About the area

Wookey is a quaint country village situated in a highly desired location. The village itself has all the day-to- day necessities, including Wookey Hub – a café with a small shop. It is favoured among locals and even has 5/5 on trip advisor. They sell everyday essentials and lots of local produce. There is a primary school in the village, a walkable distance from our new site, with secondary schools Wells Blue and Wells Cathedral in easy reach. Millfield School, one of the UK’s leading independent schools is just 7 miles away.

There are also three pubs in the village – definitely a necessity – and a sub Post office. Wookey is also only a 5-minute drive from the city of Wells, where you can find supermarkets, high street shops and lots of things to do. Wookey is on the bus route between Wells and Wedmore. Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens.

There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of a gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community. The major towns of the area, Bristol, Bath, Taunton, and Yeovil are all within commuting distance. Wells is a transport hub for bus services, including daily services to London. Mainline trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.
