Summary

Westgate Cottage is on the edge of the village alongside a quiet no through lane and enjoys views of the bordering countryside to the south and northwards to the church on the hill. The cottage has been extended in recent years, has plenty of living space and retains its character with exposed stonework, beams and flagstones. These features are complemented by double glazing and central heating from the solid fuel Rayburn in the kitchen.

Accommodation

There's a front porch that opens into the sitting room although most visitors use a side door. This opens into a hallway with flagstones, staircase, an understairs cupboard, a door to the rear hallway and also a door to the sitting room. This is a very comfortable and appealing room with ceiling beams, a large inglenook fireplace with a stone flagged hearth, bread oven and a wood burning stove. Next to the sitting room is the combined kitchen and dining room. The dining area has plenty of space for a table and chairs and there's a step up into the kitchen area. This is well fitted out with a generous number of kitchen cupboards and work surfaces, tiled splashbacks, a one and a half bowl sink unit, larder, a freestanding cooker with an extractor and the Rayburn. This is a cooker range and has a back boiler which provides the central heating and hot water, and of course, as all "Rayburn owners" know, becomes the heart of the house!

***

At the back of the cottage is a door from the garden that opens into a small hall area where there's space for coats and boots. This leads to a hallway which links back to the side hall. Off the hallway are a cloakroom/shower room, utility area and the ground floor 4th bedroom. The cloakroom/shower room has wall tiling, a large walk in shower and the hand basin and wc set in a fitted unit. The utility area has a sink unit, store cupboards, wall cupboards, work surface and space for a washing machine and a large freezer. The bedroom is a double and is conveniently situated close to the shower room.

****

The staircase leads to the first floor landing where there is an open space ideal as a study area. There are 3 bedrooms on the first floor and the family bathroom. The main bedroom has fitted wardrobes, cupboards and the airing cupboard with hot water tank and immersion heater. The second bedroom also has a fitted wardrobe. The third bedroom is currently used as a music room and has extensive views out across the countryside. The bathroom has wall tiling, a bath with an electric shower above, a hand basin and wc.

Outside

At the front of the cottage is a neat garden protected by a stonewall with a pedestrian gate to the front door. This garden also leads to a well arranged lawned south facing garden with an apple tree, oak tree, flower and shrub beds and a pergola clad with honeysuckle and a climbing rose. There's also a very pleasant terrace for 2 benches next to a small pond and enjoying fabulous views. Immediately at the back of the cottage is a courtyard flanked by the cottage and a high wall to the north side and which together combine to make a wonderful very private suntrap with a BBQ area and outdoor electric point. An area absolutely ideal for al fresco dining or simply relaxing.

*****

Next to this area are a parking space and a garage and workshop. The rear of the garage incorporates a covered storage area. At the front of the garage is parking for a further three cars.
