Greenbank, East Pennard, between Wells and Castle Cary, BA4 6RJ
A wonderful 4/5 bedroom family home renovated to the highest of standards in a beautiful elevated position enjoying lovely views.
Greenbank has been lovingly refurbished in every aspect to now provide a unique home of exceptional style. The accommodation is thoughtfully arranged to make sure almost every room enjoys the far reaching southerly views. The rooms include an entrance hall, sitting room, kitchen/dining/living room, snug/5th bedroom, ground floor shower room, utility, master bedroom with dressing area and en-suite bathroom, three further double bedrooms and a family shower room.
The gardens and ground total towards an acre with total privacy and a sunny outlook. There is a large parking area and a timber framed garage with double carport with potential for ancillary accommodation (STPP.)
East Pennard is one of the area's best kept secrets and is little known. Whilst being in easy reach of Wells, Shepton Mallet, Glastonbury and Castle Cary it's not on the route to anywhere and has virtually no through traffic. The village has a population of about 350 and includes a Georgian Manor House (operated as a wedding and conference centre), a Grade 1 listed 14th century church and a handful of farms, houses and cottages.
Greenbank sits on the outskirts of the village in a fabulous elevated spot enjoying the most idyllic sunsets and far reaching views. The road is nearby but this provides superb access to the A303 and towards Bristol or Bath. The owners have taken great in their landscaping to make sure the view is a wall of greenery beneath the horizon and to maximise the privacy in the grounds.
Another bonus of living here is the free Sunday tickets to Glastonbury and priority booking in local ticket resales.
In short, Greenbank is a masterclass in interior design. The current owners have steered away from the lacklustre norms in their designs and this is key to making this such a stylish and unique home. Every single room has been redecorated and refurbished to exacting standards. High quality materials have been used throughout including top end kitchen and bathroom fixtures, Oak timber work and integral CAT 6 cabling. Materials have been reclaimed and up-cycled wherever possible which gives a lovely feeling of rustic character whilst still having the modern conveniences at your fingertips.
The sitting room has a dual aspect with french doors looking out due south beyond the gardens and to the splendid countryside beyond. The reclaimed pine floor continues from the sitting room through into the snug/study. A ground floor shower room sits just next door to the snug so if a less mobile relative were to need a ground floor bedroom this is ideal.
The kitchen is exceptionally well appointed with high quality solid oak units and elm worktops. There is an integrated dishwasher and an electric Rangemaster cooker which, along with the free standing kitchen island, could also be available by further negotiation. Slate floor tiles span the room and light pours in through the dual aspect windows. French doors lead out to a pretty seating terrace which is the perfect spot in which to enjoy the view.
Also on the ground floor is a rear hall with a door leading out and a utility with high level w/c, space for a fridge or freezer and plumbing for a washer/drier. Under the stairs is a storage cupboard housing the newly fitted Worcester Bosch boiler.
Upstairs there are four double bedrooms and a family shower room. Each room has it’s own wonderful view. The master bedroom is of exceptionally generous proportions and benefits from an en-suite bathroom and walk in wardrobe. The master bedroom en-suite and family shower room exude style with eclectic floor and wall tiles complimented with high quality fittings. Within the en-suite there is a bath, separate shower, reclaimed cabinet basin, heated towel rail and w/c.
A gravel driveway flanked on the right hand side by an apple orchard, which in spring is swathed in a bank of daffodils, leads through the gated entrance round to the car port behind the house. The car port is useful in its current state, but also provides scope for ancillary accommodation (STPP.) There is electricity already wired into the car port.
The gardens surround the entire house and total towards an acre. Despite their size they are relatively easy to maintain and have been landscaped to ensure total privacy and seclusion. The ground gently slopes away from the house to make way for the far reaching, panoramic views and the incredible sunsets that follow. Among the gardens are many trees and shrubs including cherry, apple, walnut, hazelnut and sweet chestnut to name a few.
There are many places to sit and relax and being south facing, the main parts of the garden enjoy the sunshine throughout the day.
Mains gas, water and electricity. Private drainage. Council tax band F.
