About the area

Littleton lies just south of the village of Compton Dundon in one of the most picturesque parts of Somerset. Situated on the B3151 between Somerton and Street, Compton, Dundon and Littleton share a range of community facilities including the church, school, cricket pitch and pub. The nearby town of Somerton is a thriving Market Town in the heart of Somerset yet with easy road access via the A303 road a few miles south and the main line rail station at Castle Cary. Somerton provides a wide range of local services including a small Supermarket, Doctors Surgery, Library, Butchers, Newsagent, Chemist and Post Office. Also within the town are a superb range of pubs and restaurants, notably the recently opened 28 Market Place renowned for its locally sourced menu, bakery and adjoining wine shop.

Close by are other small towns including Langport, Street, Glastonbury, Wells, Castle Cary, Yeovil and Sherborne whilst Bristol, Bath and Taunton are also within easy reach. There are excellent state and independent schools locally which include a well-respected primary school in Somerton and secondary schools (and 6th form college) in Street and Huish Episcopi. Independent schools include, Millfield (at Street & Glastonbury), Wells Cathedral, Downside, All Hallows and the schools at Bruton and Sherborne. There are many good restaurants and pubs in the town and surrounding villages, and most sporting, cultural and social requirements can be met.

Wayside is a charming bungalow which has been finished to a high standard with a new kitchen & shower room, newly-fitted PVC double-glazed windows throughout plus new front door and French Windows to the patio, Farrow and Ball redecorations and a new roof upon the garden room being just a few of the improvements made by the current owners.

While no planning permissions have been granted at the time of marketing, the owners have made enquiries regarding the likelihood of building a larger mansion-style dwelling within the grounds and have a written report from a senior planning consultant (former Lead Specialist and Principal Planner at South Somerset District Council) confirming there are no impediments to permission being granted, based on SSDC policy and the precedent of neighbouring properties. It is worth mentioning that until planning permission has been granted, the agents or the clients can make no assurances. Further information and a copy of the planning recommendation report can be made available upon request.

The property is entered through an electric security gate with a control and CCTV system accessed from the house. The driveway leads to a large parking area providing enough room for several vehicles if required. In the heart of the property is the sitting room, which has a toasty newly-installed Heta wood-burning stove and French Windows leading out to the seating terrace, making it the ideal living space regardless of the weather. The kitchen/dining room is of generous proportions and enjoys well-appointed units with granite effect worktops, an electric range cooker, breakfast bar and wood effect flooring to the kitchen area. The dining area looks out to the west with sun pouring in throughout the afternoon.

Leading off the kitchen is the garden room, which is the perfect spot in which to take in the views of the stunning grassland and woodland beyond. There is also plumbing for a washing machine and tumble drier plus an extra sink and further storage. There are three double bedrooms, two of which with built-in wardrobes and the master has a dressing room with additional built-in storage too. There is a beautifully appointed shower room with walk-in shower, heated towel rail, basin and w/c. In addition there is also a separate cloakroom w/c.

Immediately outside the house to the western aspect is a large patio seating terrace enjoying total privacy with much outdoor seating space. Adjacent to the patio is a newly wooden-decked raised area fitted with LED spot up-lighting, housing a Swedish wood-fired 6-seater hot-tub. Surrounding the house are well-established specimen trees and orchards interspersing a lawned area, which too enjoys great privacy and security.

The rest of the grounds are gently sloping grassland with an orchard containing a wide variety of long-established Heritage fruit trees, mainly apple but also pear and plum, with a fabulous backdrop of the Somerset Wildlife Trust woodland beyond. This wooded area, which can be accessed from the far end of the grounds - Coombe Hill Woods and The Polden Way - continues past Compton Dundon towards Street and over to Butleigh Woods. In total the gardens and ground amount to approximately 6 acres.

Electric central heating. Mains water and electricity. Private drainage.
