Street 6 miles, Glastonbury 7 miles, Langport 9 miles, Wells 13 miles, Bridgwater 8 miles, Taunton 20 miles and Bristol 40 miles.
A charming country property with wonderful views and a quiet, peaceful rural setting on the edge of the Polden Hills a few miles west of Street and in easy reach of Glastonbury, Bridgwater and Langport.
Hillside Farm includes an 19th century former farmhouse together with beautiful gardens, garaging, outbuildings and a field. In all about 2 acres.
The house has great living areas and includes a reception hall, cloakroom, dining room, sitting room, garden room, kitchen, 4 bedrooms, bathroom and en suite shower room.
There are outbuildings, plenty of parking, well tended and landscaped gardens and an adjacent field.
Hillside Farm is settled in a sheltered position on the hillside just above the popular village of Moorlinch. The property is approached from a very quiet, no-through country lane which serves just 5 houses.
A gravelled drive leads into the property flanked by the garaging and the house that has been extended at various times over the years.
These extensions have resulted in an attractive building with rendered elevations under a tiled roof. Internally the house is decorated with style and gentle subtle country colours creating a warm and welcoming home. It has natural wood doors, double glazing, wood burning stoves, oil central heating plus an oil fired Aga with electric companion.
The front door opens into a reception hall that is large enough to be a room in it's own right and has recently been used as a sewing room. It has flagstones and opens to the sitting room which is light and airy having a double aspect and double french doors to the garden. It’s well proportioned with a fireplace and a wood burning stove.
The dining room also opens from the hall and is a 23ft room which gives space for a dining table and chairs at one end and a snug sitting area in front of an inglenook - again with a wood burner. This room also has window seats, a garden door and an outer porch with space for boots.
A door from the dining room opens to an inner hall with the staircase and a cloakroom with loo and basin.
The kitchen is approached from this hall and also (by steps) from the sitting room. It's an L shaped well fitted and equipped galley kitchen with a tiled floor, a timber panelled ceiling with inset downlights and a good range of fitted cupboards with hardwood work surfaces and a two bowl stainless steel sink unit.
The gem in the kitchen is the four oven Aga which incorporates a module with an electric ceramic hob. In addition there’s an integral dishwasher, washing machine and plenty of space for a large fridge and a table and chairs.
Leading off the kitchen is a garden room conservatory that is a great 21 ft. living area with french doors to the garden. (It's also an ideal room to be adapted for use as a larger kitchen if such required.)
A staircase rises to the first floor where there are 4 bedrooms and 2 bathrooms. This includes the master suite with a good size bedroom with a double aspect and doors to Juliet balcony. It also has an en suite shower room with panelling, hand basin, wc and tiled shower cubicle.
There are three further bedrooms and a family bathroom with panelling, hand basin, wc and a cast iron freestanding bath on ball and claw feet.
Double timber gates gives access from the lane into a large gravelled parking area flanked by a range of outbuildings with garaging, workshop, stores and a concrete hard standing.
A gate in a picket fence leads to the front of the house and garden sheltered and screened by mature hedging. Against the house is a fig tree and there are well stocked flower and shrub beds and gravel pathways.
The gardens continue around and beyond the house and outside the garden room is a paved terrace taking full advantage of the views that stretch across the Somerset countryside to the Quantocks. A short flight of steps leads to a lawned garden with a lovely summerhouse again with great views. Beyond is an orchard area with fruit trees.
The gardens lead into the field and in addition there is a productive vegetable plot with raised beds, a greenhouse, and compositing area. Also at the end of the field is a further composting and garden storage area.
