A charming four bedroom period home set in 3/4 of an acre of grounds, in the centre of this sought after village, close to Street. The accommodation is full of character and includes a sitting room, kitchen, snug, study, cloakroom, four double bedrooms, a bathroom and shower room. Outside there are beautiful gardens and enchanting grounds totalling 3/4 of an acre with sublime southerly countryside views.

About the area

Moorlinch lies in the heart of the beautiful Somerset countryside well away from any busy roads or unsightly commercial development. The village has an active community and a very popular pub. Within easy driving distance are various small towns and larger villages that provide range of shopping, cultural and sporting activities. These include Glastonbury, Street, Wells, Wedmore and Bridgwater with Taunton and Bristol also within commuting distance. There are good communications with the M5 and A303, Bristol and Exeter airports and direct rail services to London at Taunton and Castle Cary.

The area has excellent state and independent schools including various primary schools, Millfield, Hugh Sexeys and Kings of Wessex, Sidcot, Wells Cathedral and the Taunton and Bristol schools. Moorlinch is within very easy access of the employment hubs of the newly developing Gravity business park, Hinkley Point and the world renowned Clarks Village in Street. Manor Cottage sits centrally within the village along a quiet lane and there are many beautiful countryside walks right from the doorstep of Manor Cottage with plenty of bridleways and footpaths within easy reach.

Manor Cottage has attractive rendered elevations under a tiled roof. The roof is fitted with solar panels which provide a source of income for the current owners. The property is elevated above the road with stone steps up to a path which leads round to the rear lobby entrance where there is plenty of room to take off mucky boots and coats. The sitting room at the front of the house is a lovely room with a large inglenook fireplace with inset wood burner and imposing ceiling beams. There is a front door which accesses the sitting room although not often used, such is the convenience of the rear access. In a semi open-plan style the sitting room opens into a snug area which in turn leads round to the study. Both rooms have exposed ceiling beams and within the study is the oil fired central heating boiler.

The kitchen is at the other end of the house and connects directly to the dining room. The kitchen has an excellent range of cupboards, drawers and units with a mixture of granite and wooden worktops. There is a Rangemaster cooker with gas gas hob and electric ovens, freezer and plumbing for a dishwasher. The room is exceptionally light and airy thanks to a vaulted ceiling, patio doors leading out to the garden and a dual aspect. The dining room is a well proportioned room with a tiled floor, exposed beams and another impressive inglenook fireplace. This is a great room for entertaining and light pours in through the southerly aspect. Also on the ground floor is a utility with a toilet, basin and plumbing for a washing machine.

Leading upstairs there are four double bedrooms, three of which enjoying the benefit of extensive built in wardrobes. The three bedrooms at the front of the property have views to the south over the levels. The master bedroom is of generous proportions and has three beautiful fitted wardrobes. There is a modern fitted family bathroom with a bath, separate shower, w/c and basin with surrounding vanity unit and storage. In addition there is a shower room.

You could argue that despite the charm of the house, the gardens are where the property really comes into it’s own. Totally private with a well manicured lawn, flower borders bursting with lavender and mature surrounding shrubs and trees; the main garden is an absolute delight. There is a large level patio area which is the perfect spot in which to enjoy the pretty aspect and has mediterranean feel. To further enjoy the garden the current owners recently purchased a hot tub which could potentially be part of further negotiations. This seating terrace is another great spot for entertaining.

The grounds have a real element of adventure which few other properties possess. Steps lead up through a gap in the shrubbery to the paddock beyond. To the north, the paddock has a delightful view of the village church, and to the south is a truly spectacular panorama of the Somerset levels. In the centre of the field is a pergola set upon another level patio area. Sitting having a drink with a view like this is a true luxury. Accessed from the village lane is a single garage providing off road parking for one car. Further parking can easily be found on the street. Planning was once granted to extend the garage and create a larger off street parking area, this has now lapsed but could be reapplied for.

Further notes

Truespeed fibre broadband is in the process of being connected in the village and an order for Manor Cottage to obtain access to this has been put in. This is likely to have been completed by the time of purchase although of course no guarantees can be made. The blinds throughout the property will be included in the sale and so will all curtain poles. The property will be available with no onward chain.

Mains water, drainage and electricity. Oil fired central heating.
