A substantial former rectory, thoughtfully refurbished and extended to exacting standards, set in c. 1.2 acres of grounds. The accommodation exudes style throughout with light and airy rooms and superb living spaces. This includes an entrance hall, sitting room, drawing room, kitchen & dining room, playroom, study, laundry, boot room, cloakroom, five double bedrooms and four bathrooms. The house is set within it’s own private grounds with gardens, a paddock and a large detached gym & garage block.

About the area

The Old Rectory is situated in a desirable location on the edge of the pretty Somerset village of Charlton Adam, made up for the most part with period stone built houses and cottages for which the area is well known. The villages of Charlton Mackrell and Charlton Adam lie close together and share amenities such as the well regarded village primary school, post office stores and village pub. George Cottage is within easy walking distance of the village amenities and also numerous countryside walks nearby. The market towns of Somerton and Castle Cary are close by and for further amenities the towns of Somerton, Glastonbury, Street, Wells and Yeovil offer comprehensive shopping. The County town of Taunton as well as the cultural centre of Bath and the commercial city of Bristol are also all within easy commuting distance.

There is a mainline railway station at Castle Cary with regular services to London, Paddington. The A303 is a short drive away with good road access to London and the Home Counties along the M3/M25 route and Bristol International Airport is also within easy reach by car. There are excellent state and independent schools which include a Primary school about a mile away in Charlton Mackrell and another in Somerton (just under 2 miles), secondary schools in Street and Huish Episcopi and an excellent 6th form college - Strode College again in Street. Independent schools include, Millfield, Wells Cathedral, Downside, All Hallows and the schools at Bruton and Sherborne. There are lots of good restaurants and pubs in the area and most sporting, cultural and social requirements can be met.

The Old Rectory was built in the mid-1890s and has since been extended and improved over the years to form the substantial and handsome home we see today. The current owners have sympathetically renovated the house to exceptionally high standards and added a beautiful oak framed extension to the rear along with a further addition including the boot room, new primary entrance hall and utility. The new kitchen is of an exceptional quality with beautiful worktops, high standard appliances and black limestone floors. In an open plan style the kitchen leads into the oak framed dining room which makes the most of the pretty garden outlook. Adjoining the kitchen are several useful rooms including the utility, cloakroom, boot-room and airing cupboard.

In the original part of the house there are three substantial reception rooms, all with lovely views and good proportions. There is also a study, rear entrance and ground floor shower room. On the first floor there are four large double bedrooms and a well appointed family bathroom. The guest suite on the first floor also has an en-suite bathroom and dressing room. The second floor is occupied by the master bedroom suite which has a stunning bathroom with free standing bath, walk in shower, heated towel rails and wash hand basin.

The gardens and grounds surround the house entirely and are mainly laid to lawn with several well tended flower beds and a magnificent copper beech tree in front of the house. In addition to the gardens there’s an adjoining paddock enclosed by post and rail fencing accessed by a wooden five bar gate. A gated and paved driveway leads to a generous parking area where there is a car port, garage and gym block. The gym could equally be used as a home office if desired.

Mains water, electricity & drainage. Oil-fired central heating. Propane gas fire in sitting room. Council Tax band G. Freehold tenure. The property is not listed.
