About the area
Babcary is one of Somerset’s charming and historic villages set in beautiful countryside between Somerton, Galstonbury and Castle Cary. Recorded in the Domesday Book it’s an attractive small village made up for the most part of period houses and cottages on the edge of the Sparkford Vale. The medieval church is close by where one of the earliest games of fives was recorded. Elsewhere in the village is the Red Lion, an excellent pub and restaurant dating from the 17th century.
Glastonbury, Wells, Castle Cary and Sherborne are all within a short drive as are Castle Cary  and Yeovil Rail Stations with main lines to London. There are many golf courses in the area with  National Hunt racing  at Wincanton and Taunton and flat racing is at Bath.
There are excellent state and independent schools in the area including Millfield, Bruton,Hazelgrove, Wells Cathedral, Downside and Sherborne.
For more information on this area in general and individual schools visit our website www.roderickthomas.co.uk  and locate this property by price order.  Open full details and click on “schools”.

The Church is in the centre of the village and Church Farm lies a little way beyond looking southwards across open countryside.

The Farmhouse stands in mature walled gardens and beyond with its own frontage to Church Street are the Stables & Barn.

LOT 1.
The farmhouse, predominantly Georgian (although probably predates this period) with ample accommodation and great charm requires some improvement.
The accommodation is well arranged on two floors, with a large attic and cellars and oil fired central heating. Period details include flagstone floors, sash windows, fireplaces and a particularly attractive corner shelved alcove.
Currently the ground floor  includes a hall, 3 principal reception rooms and a kitchen/breakfast room with an Aga. This room opens to a side kitchen with an adjacent utility room. The owners were planning on redeveloping these rooms. Also on the ground floor is a south facing hall with wonderful views and a door to the south facing gardens with a gate beyond to the meadows.
On the first floor are 5 bedrooms, a bathroom and shower room and a staircase to the large attics which provide scope for further accommodation if required.

The house stands in lawned gardens with mature trees, flower and shrub borders and which are mainly bounded by stone walls.

On the east side are the Stables and Barn which are available together with the farmhouse or separately and which comprise

LOT 2.
The stables and Barn stand well back from the village lane with a large grassed courtyard. This is a large stone building with tiled roofs and can provide extensive outbuildings for the farmhouse.
